Position Purpose: This position entails closing all commercial transactions, including SBA and GovCon, with accuracy, efficiency, and timeliness. What you’ll do: Reviewal of all documentation submitted by Loan Officers/Loan Assistants to ensure compliance with all Bank guidelines set forth, to include, but not limited to, any exception and lending authority approvals, all special approval conditions are noted, and proper documentation is supplied on all individuals and business entities to proceed with producing closing documentation. Clear, concise, and timely communication to Loan Officers/Loan Assistants regarding any further documentation needed to complete the file and any expectations for settlement dates. Reviewal of all documents presented by Settlement Agent, to include, but not limited to the following: Preliminary Title Binder & Insured Closing Letter to ensure the Bank is obtaining clear title free of defects and liens, not disclosed, as well as the Settlement Statement itemizing all fees incurred/noted in file are present and to be collected or credit given in the case of a deposit. Clear, concise, and timely communication to Settlement Agent and/or Bank Representative regarding any questions and/or corrections needed once documents are reviewed and any expectations for settlement dates. Data entry into the document software program is accurate and complete so closing documentation can be rendered effectively and exactly as approved and committed. Ensure adequate property insurance, liability, business personal property, builder’s risk, in the case of a construction loan and any other type of insurance that may be required, is present, accurate and the Bank is listed as applicable lien holder. If required, ensure adequate flood insurance is present, the Bank is listed as applicable lien holder and has been reviewed internally and deemed acceptable. On loan amounts of $1.5M or more, work with the Bank’s Approved Attorney to ensure all documentation is as needed. Some auxiliary documents will be needed and rendered from the document software program and supplied to the Settlement Agent. Receive closed loan documents and perform a thorough review to ensure all documents that were sent to closing are returned properly executed, to include Notary, if applicable. Funding of net loan proceeds which may include the initiation of a wire request for approval after due diligence is performed to ensure the wire instructions given are valid and deemed legitimate. Forward closed loan file to Post Closer Prepare Change in Terms Agreements, as requested and applicable. Cooperate with Data Entry Processor to ensure accuracy of information input on the main software platform. Cooperate with Servicing Personnel to rectify any documentation issues that need corrected in a timely manner. Follow-up communication with Settlement Agent and/or Loan Officers/Loan Assistants, as needed. Any other administrative duties as requested.
