Requirements

  • Working knowledge of fire alarm, sprinkler, detection and control systems. NFPA certification preferred.
  • Working knowledge of Building Automation Systems and their integration with fire alarm systems.
  • Hold a degree in Construction Management, Building Construction, or an Engineering discipline. Experience may substitute. PMP, CCM, PE or NFPA certifications preferred.
  • Some familiarity with management of state agency contracts which are governed by the Virginia Department of General Services and Department of Engineering and Buildings (DEB) is important and strongly preferred.
  • Knowledgeable and experienced in the application of requirements of the State of Virginia and A/E contract terms and conditions, the general conditions of the construction contract and the Virginia Construction and Professional Services Manual (CPSM).
  • Familiar with and have working knowledge of CPSM /DGS forms and submission criteria for managing state agency construction projects strongly preferred.

Responsibilities

  • Manage and monitor all facilities, life safety and fire protection conditions on a large campus of classroom, residential, laboratory, administrative offices, and recreation facilities.
  • Develop, administer, and manage small to large construction projects to correct deficiencies in infrastructure and facilities.
  • Conduct and coordinate with facility occupants and local official audits, inspections, and drills to comply with state and local codes for safety and fire compliance.
  • Work and coordinate with facilities maintenance staff on technical deficiencies and facilities requirements.
  • Organize and run Project and facilities meetings with owners/occupants to provide status on projects and facility conditions.
  • Provide contract administrative services and support.
  • Investigate and facilitate design changes with the designer for unforeseen uncovered conditions and/or necessary design modifications.
  • Interpret plans and specifications.
  • Review means, methods, and sequence of construction conforms to the plans and specifications and occupant operations.
  • Interacting between Contractor and Agency to coordinate, plan, and schedule contractors work to be as least disruptive to Agency operations and functions as possible.
  • Provide Design manager service during design.
  • Communicate frequently with the Agency and facility users to advise owner of technical matters, schedule issues, or contract changes.
  • Review Contractor daily reports documents accurately include all items required by the contract.
