PURPOSE The Lien Control Coordinator, prepares, processes, and files the necessary security instruments to keep A/R secured. This includes actions of Notice of Intent to Lien, Preliminary notices, and Mechanic’s liens as necessary. This individual ensures that all lien rights are preserved, and that all the necessary information to perform their duties is accurate. Requirements

  • High School Diploma or General Education Development (GED)
  • One (1) Year or more in office administration and/or collections
  • Or equivalent education and experience
  • Tech-savvy with emphasis on MS Office.
  • Confidentiality requirement--High.
  • Good verbal and written skills.
  • Ability to work in fast-paced environment.
  • Meet deadlines and handle multiple tasks

Responsibilities

  • Prepare and send or electronically file Preliminary notices if required in your Market. This includes searching permit numbers if needed.
  • Monitor lien dates to preserve all lien rights.
  • Prepare and send Notices of Intent to Lien notices if required in your Market.
  • Search parcels and county records for legal descriptions as needed.
  • Prepare paperwork to file Mechanic Liens per state statue. This may include sending paperwork to an attorney or lien filing agency to have the lien recorded
  • File discharge or provide release of lien as payments in full are received.
  • Review new accounts & job start forms for construction loan information.
  • Assist Credit Manager in monitoring lien dates to ensure that foreclosures are commenced timely.
  • Notify appropriate Market Credit Manager, Credit Sale Coordinator, Sales and Operations Managers as directed in your Market before a lien is filed.
  • Notify Customer via certified mail that lien is being filed.
  • Send other Certified Mail as required.
  • Maintain all green cards coming back from certified mail notices as directed by Market.
  • Maintain lien control log.
