About The Position
The Property Manager position at HLC Equity involves overseeing the daily operations of Layers Galleria Apartments, a Class A multi-family property with over 300 units located near the Galleria Mall in Dallas, TX. This role is crucial for ensuring the smooth functioning of the property, which includes managing both leasing and maintenance staff, maintaining optimal occupancy rates, and implementing effective marketing strategies. The Property Manager will be responsible for the overall management of the property, ensuring compliance with Fair Housing regulations, and maintaining a high level of resident satisfaction. In this role, the Property Manager will oversee all aspects of daily property operations, which includes managing staff attendance, conducting weekly meetings, and performing individual performance reviews. The position also involves handling accounts payable by coding and inputting invoices for payment, ensuring timely processing by the corporate office. The Property Manager will work closely with the leasing team to maintain optimal occupancy through effective leasing strategies and resident retention efforts. Additionally, the Property Manager will coordinate and manage third-party contractor and vendor activities, communicate effectively with corporate staff, and provide both verbal and written reports as needed. Budget preparation assistance is also a key responsibility, along with utilizing property management software to track leasing, maintenance, accounts receivable, and accounts payable information. Regular physical inspections of the property will be conducted to ensure maintenance standards are met, and the Property Manager will obtain bids for capital improvement projects as necessary. Overall, this position requires a proactive approach to property management and a commitment to ensuring compliance with all relevant regulations.
