About The Position

Pan American Properties is seeking an experienced Level 3 Residential / Property Painter to join our roving maintenance team serving the Orange County and Long Beach region. This role is designed for a highly skilled, independent painter with 3–5+ years of directly related residential or multifamily painting experience who takes pride in delivering exceptional, professional-grade results every time. The ideal candidate holds themselves to the highest quality standards while also understanding how to manage time efficiently, complete jobs within reasonable production windows, and move seamlessly from property to property without sacrificing workmanship. This is not an apprentice or assistant role. This position requires minimal supervision and a strong sense of ownership over both quality and productivity.

Requirements

  • 3–5+ years of hands-on residential, multifamily, or property management painting experience
  • Demonstrated ability to work completely independently with minimal oversight
  • Strong experience in unit turns, occupied unit work, and common area painting
  • Proven track record of delivering high-quality finishes consistently
  • Extremely high attention to detail – quality is never negotiable
  • Strong internal quality standards and pride in craftsmanship
  • Excellent time management skills – able to work efficiently without being slow or careless
  • Ability to self-schedule tasks, prioritize work, and problem-solve on site
  • Reliable, accountable, and consistent in both attendance and performance
  • Ability to read, write, and speak conversational English to follow work orders and communicate professionally
  • Valid California driver’s license, reliable transportation, and proof of insurance
  • Legally authorized to work in the U.S. (E-Verify required)
  • Must pass background check and drug screening
  • Ability to meet the physical demands of the role (standing, bending, lifting, reaching, ladder use, etc.)

Responsibilities

  • Perform full-cycle residential painting work including: Surface preparation (patching, sanding, caulking, priming, masking, and protection)
  • High-quality finish application using brush, roller, and sprayer techniques
  • Execute clean lines, smooth finishes, and consistent color matching
  • Identify and address surface defects proactively before final paint application
  • Maintain an organized, professional job site at all times
  • Complete assigned work orders independently and efficiently while meeting Pan American quality standards
  • Balance precision and production, completing work within typical timeframes without cutting corners
  • Accurately assess scope, materials, and prep needs before beginning work
  • Communicate progress, delays, or site-specific issues clearly and promptly
  • Use proper PPE and adhere to all safety protocols
  • Safely handle, store, and dispose of paints and materials
  • Maintain painting tools, sprayers, and equipment in excellent working condition
  • Represent the company professionally when working in occupied communities and interacting with residents
