About The Position

WSH Management is currently recruiting for a Leasing Specialist for Tellus on Carson Apartments, a 230-unit tax-credit housing community located in Torrance, CA. This is a brand new complex that provides quality multi-family housing. The Leasing Specialist is responsible for leasing and marketing apartments while maintaining positive resident relations and supporting overall community operations. This position plays a key role in creating an exceptional living experience for current and prospective residents by delivering outstanding customer service, ensuring accurate documentation, and achieving occupancy goals. As a Leasing Specialist, you will be essential in maintaining the financial and operational integrity of our community. You will assist with leasing and marketing efforts, support affordable housing program compliance, and engage positively with residents to address their needs. Additionally, you will handle routine financial tasks, including processing payments to vendors and managing resident rental payments, while gathering primary financial data to keep property accounting records current. This position requires a detail-oriented individual who can effectively manage financial records and support various aspects of property management.

Requirements

  • Demonstrated ability to provide exceptional customer service and represent WSH Management professionally.
  • Strong verbal and written communication skills, including grammar and proofreading.
  • Excellent organizational skills and attention to detail.
  • Ability to prioritize multiple tasks, meet deadlines, and adapt to changing priorities.
  • Proficient in Microsoft Office Suite (Word, Outlook, Excel) and Yardi Property Management Software.
  • Ability to handle confidential information with discretion.
  • Flexible schedule including weekends, evenings, or holidays as needed.
  • Valid driver's license, reliable transportation, and proof of insurance.
  • High School Diploma or equivalent required.
  • Minimum of two (2) years of relevant leasing or customer service experience in multi-family housing.
  • Fair Housing Certification required (or willingness to obtain before engaging with prospective residents).

Nice To Haves

  • Experience with Yardi, RentCafe, or similar property management systems preferred.

Responsibilities

  • Greet prospective residents warmly, determine their needs, and provide accurate information about the community and available homes.
  • Conduct property tours and highlight key features and benefits to close sales effectively.
  • Complete guest cards and maintain accurate prospect records according to company procedures.
  • Process rental applications, conduct verifications, and prepare lease documentation in compliance with Fair Housing laws and company policies.
  • Secure deposits, signatures, and required documentation prior to move-in.
  • Ensure apartments are ready for occupancy on scheduled move-in dates.
  • Follow up promptly with prospects who did not lease and refer them to sister properties when appropriate.
  • Participate in outreach marketing and community engagement activities to attract new residents.
  • Conduct regular market surveys and maintain awareness of local competition and trends.
  • Assist with advertising and marketing initiatives to increase visibility and occupancy.
  • Provide excellent customer service and maintain positive resident interactions.
  • Assist with lease renewals, distribute renewal notices, and follow up as needed.
  • Support planning and execution of resident events to build community engagement.
  • Address resident concerns promptly and professionally, escalating as appropriate.
  • Communicate effectively with the Property Manager and Maintenance Supervisor to ensure service requests are handled efficiently.
  • Maintain current and accurate resident files and ensure proper documentation for all transactions.
  • Accurately input and maintain resident and leasing information in Yardi and related systems.
  • Collect rental payments and forward them to the Assistant Community Manager daily.
  • Prepare leases, renewals, and other required documents for manager review and signatures.
  • Assist with daily community inspections and ensure curb appeal and cleanliness are maintained.
  • Maintain accurate commission and bonus tracking for leases and renewals.
  • Consistently implement company and community policies and procedures.
  • Perform other duties and special projects as assigned by management
