About The Position

The Portfolio Leasing Manager at Second Avenue is a key property management role focused on optimizing the performance of a rental portfolio, including new acquisitions and renovations. This position requires strong organizational skills and the ability to manage high-volume leasing activities while ensuring compliance with company policies and applicable laws. The role involves overseeing leasing processes, resident services, and property inspections, all aimed at maximizing revenue and maintaining high occupancy levels.

Requirements

  • Active real estate license in the state of employment.
  • Current driver's license and automobile insurance.
  • History of strong closing history on sales/leasing.
  • Ability to navigate different technology platforms, including Microsoft Office applications.
  • Knowledge of State Landlord Tenant Laws and federal fair housing laws.
  • Ability to read and comprehend financial statements.
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time-management skills.
  • Ability to negotiate and influence effectively.

Nice To Haves

  • Propertyware experience preferred.
  • Associates Degree or higher degree preferred.

Responsibilities

  • Price rents on newly acquired properties and proposed acquisitions during the due diligence period.
  • Prequalify prospects, including application review and screening.
  • Execute new and renewal leases for residents.
  • Facilitate resident issues and inquiries to appropriate support areas.
  • Manage local employees and vendors effectively.
  • Communicate with supervisors and property owners regarding rental properties.
  • Process resident applications and coordinate move-outs.
  • Perform rental property inspections to ensure positive visual appeal and safety.
  • Deliver positive customer service experiences during all interactions.
  • Comply with company standards and applicable laws.
  • Maintain budgeted occupancy levels and rental rates.
  • Provide underwriting of proforma rent levels for new acquisitions.
  • Assist in oversight of maintenance and turnkey operations.
  • Assist in coordinating acquisition and renovation activities.
