About The Position

Leasing Manager Leasing Managers have a passion and energy for leasing. They are creative, detail oriented, team focused and able to work in a fast-paced environment. Tasked with designing and implementing marketing strategies that will achieve and maintain occupancy and revenue objectives, our Leasing Managers are essential to a community's success.

Requirements

  • Hold and maintain any and all certifications required to manage the property, which may include affordable, tax credit, property management and other such licenses or designations.
  • A college degree is preferred but not required.
  • The position requires the ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.
  • A minimum of three (3) years’ experience in residential property management and strong leasing background.
  • The position requires the ability to work five days of the week, 52 weeks of the year.
  • Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested.
  • Travel may be required at times to attend various company gatherings either in the general vicinity of the associates home property, or in another state.
  • You must also be able to attend certain resident events that are held after hours.
  • Strong administrative and organizational skills (juggling multiple projects, tasks simultaneously)
  • Strong time management skills and the ability to prioritize wisely
  • Strong customer service orientation
  • Good understanding of sales and marketing concepts and the ability to develop, implement, and evaluate marketing plans
  • Ability to close a sale
  • Ability to operate and understand personal computer functions and company utilized software packages
  • Must be capable of physically accessing all exterior and interior parts of the property and amenities.
  • Must be able to push, pull, lift, carry or maneuver weights of up to 20lbs. independently and 50 lbs. with assistance.
  • Basic knowledge of computers
  • Ability to use Outlook Intermediate to advanced knowledge of MS Word and Excel, Realpage/OneSite
  • Ability to develop advanced knowledge of other programs or systems as needed
  • Advanced Internet knowledge
  • Maintain a commitment to ongoing personal development and career growth through career path activities provided through the corporate office and external sources as needed.

Responsibilities

  • Manage the leasing process in the most efficient and profitable manner possible given existing market conditions consistent with the goals and objectives of the owners.
  • Hire, train, coach, counsel and manage a successful leasing team
  • Encourage and build positive relationships with all team members, customers, and vendors
  • Oversee leasing process from first point of contact to move-in, ensuring internal quality control standards are maintained
  • Utilize sales and marketing strategies to increase property traffic, maintain closing ratios and achieve budgetary goals
  • Inspect apartments and the community to ensure product quality
  • Oversee all aspects of community marketing and advertising efforts
  • Assist with preparation of annual budget and community plans
  • Ensure purchase order process is completed according to internal quality control standards
  • Stay abreast of industry trends
  • Contribute to community and company engagement efforts
  • Demonstrate behaviors that cultivate a positive work culture
  • Perform other duties as assigned by manager and/or supervisor
