About The Position

The Leasing Manager at Sandalwood Management, Inc. is responsible for overseeing the daily operations of a property, ensuring its long-term value increase while maintaining excellent customer service relationships with residents and property owners. This role involves financial management, team leadership, and strategic marketing to achieve occupancy goals.

Requirements

  • 2+ years of property lease-up experience.
  • 2+ years of sales experience.
  • Yardi experience preferred.
  • Strong administrative skills.
  • Takeover experience necessary.
  • Valid driver's license required.
  • Ability to pass a pre-employment background check and drug test.

Responsibilities

  • Understand financial goals and operate the asset in the owners' best interest according to the Policies & Procedures Manual.
  • Maintain excellent customer service relationships with residents and property owners, responding to inquiries or concerns promptly and courteously.
  • Maintain accurate records of all community transactions, including rent rolls and delinquency reports.
  • Prepare annual budgets and income projections.
  • Ensure collection, posting, and depositing of all rents and late fees/check charges.
  • Generate necessary legal actions and documents in accordance with state and company guidelines.
  • Submit invoices to the corporate office for payment and manage petty cash and funds.
  • Build a sense of community through resident functions and communication strategies.
  • Hire, train, and coach on-site team members, executing performance management systems.
  • Plan weekly/daily office staff schedules and ensure timely execution of personnel-related administrative processes.
  • Oversee outside contract vendors.
  • Implement creative marketing strategies to ensure the property is rented to capacity and develop a top-performing leasing team.
  • Manage details of resident move-ins and move-outs, focusing on apartment inspections.
  • Respond promptly and courteously to resident requests and concerns.
  • Coordinate maintenance schedules and assignments with the Maintenance Supervisor.
  • Ensure timely walking of vacated apartments in accordance with company policy.
  • Prepare the Statement of Security Deposit in a timely manner.
  • Maintain a positive attitude and the ability to smile under all circumstances.
  • Be available to work evenings and weekends when necessary.
