About The Position

The Leasing Manager is responsible for managing all leasing and marketing efforts of the community. This role oversees the Leasing staff and assists the Community Manager with day-to-day operations of the leasing office. The Leasing Manager will ensure that all company standards are being followed and will support Leasing Consultants in the leasing of apartments while adhering to Fair Housing guidelines. The position involves maintaining lease files, coordinating the renewal program, conducting market surveys, and implementing marketing strategies to achieve leasing goals.

Requirements

Responsibilities

  • Assist the Community Manager with oversight of the leasing team and training.
  • Support Leasing Consultants in leasing apartments and ensure compliance with Fair Housing guidelines.
  • Maintain lease files and computer records for the community.
  • Meet regularly with Community Manager and Assistant Community Manager to discuss leasing issues and community performance.
  • Coordinate the renewal program and ensure residents are contacted through the renewal process.
  • Conduct monthly market surveys and recommend pricing changes.
  • Follow up with the leasing team to ensure deadlines and standards are upheld.
  • Maintain the integrity of all social media outlets for the community.
  • Suggest marketing recommendations and implement plans to achieve leasing goals.
  • Perform administrative duties as assigned by the Community Manager.
  • Monitor community emails and follow up to ensure all leads are responded to in a timely manner.
  • Train Leasing Consultants on proper phone etiquette and monitor voicemail responses.
  • Verify all lease paperwork completed by Leasing Consultants and review applications.
  • Ensure the integrity of the Entrata data entered by Leasing Consultants.
  • Plan and carry out campus events, promotions, and advertising.
  • Maintain the renewal tracker and delegate responsibilities to Leasing Consultants.
  • Complete weekly leasing and marketing reports.
  • Review leasing team schedules to ensure office coverage and marketing needs are met.
  • Approve all social media communication before publication.
  • Work with the leasing team to place residents based on roommate requests.
  • Plan move-in day activities with the Community Manager and Assistant Community Manager.
  • Train staff on proper leasing techniques and resident service.
  • Evaluate unit prices in accordance with market and budget goals.
