The Leasing Manager, Build-to-Rent (BTR) is responsible for end-to-end leasing and operational execution of Evergreen’s BTR portfolio, serving as the primary owner of leasing performance, lease-ups, marketing execution, and day-to-day coordination across BTR communities. This role operates as a key partner to Asset Management and internal stakeholders, translating portfolio-level strategy into on-the-ground execution. The BTR Leasing Manager is accountable for driving performance in line with established KPIs and is expected to operate with a high degree of ownership, autonomy, and cross-functional influence. As the BTR platform scales, this role will hire, manage, and develop Community Specialists and Lease-Up roles, who will report directly to the BTR Leasing Manager. This position is based in: (Hybrid with travel to BTR communities as needed).

Requirements

  • 3-5+ years of related property management experience in SFR, BTR, and/or multifamily housing
  • Demonstrated ability to manage complex, multi-site portfolios with cross-functional stakeholders
  • Experience supervising a team, with proven positive influence, interpersonal and communication skills to be an effective coach and leader
  • Strong attention to detail and excellent organizational skills required to operate effectively in a fast-paced work environment
  • Current and valid driver's license
  • Willingness to travel to BTR communities as needed
  • Excellent interpersonal, oral and written communication, and people skills
  • Proficiency with Microsoft Office, including Outlook, Excel, and Word; as well as with prospect and resident management systems is required
  • Proactive, self-directed, and highly motivated

Nice To Haves

  • Direct experience with lease-ups, new construction, or BTR communities strongly preferred
  • Real Estate license, while not required is desirable

Responsibilities

  • Assume full accountability for leasing performance across all BTR communities, from pre-lease through stabilization
  • Collaborate with Director, Leasing to drive execution against lease-up pacing, occupancy, staffing models, and performance targets specific to BTR
  • Lead all BTR lease-ups, including pre-marketing readiness and Go-live coordination.
  • Partner cross-functionally to ensure homes, amenities, and staffing models align with lease-up timelines
  • Execute BTR marketing standardization, including listing accuracy and syndication oversight, Google Business Profile creation, optimization, and ongoing management. Monitoring and responding to Google reviews in alignment with brand standards
  • Collaborate with Asset Management, Property Management, Operations, and Vendor Management to ensure cohesive execution at the community level
  • Drive consistency across BTR marketing efforts to reduce ad-hoc execution and rework.
  • Hire, onboard, and manage Community Specialists / Lease-Up roles as BTR staffing scales
  • Provide coaching, performance management, and clear expectations for BTR dedicated staff
  • Prepare and deliver regular BTR performance reporting, including Lease-Up progress and pacing, marketing effectiveness and operational insights
  • Communicate clearly and concisely with leadership on performance, risks, and recommendations
  • Support data driven decision making across the BTR platform
  • Ensure compliance with Fair Housing, licensing requirements, and company policies.
  • Establish consistent operating standards across BTR communities
  • Ensure Community Specialists Real Estate Licenses are up-to-date, and Continuing Education is completed
  • Regular travel to BTR Communities is required. This may include travel through personal or company vehicles and via air travel depending on property location. All travel must adhere to company policies and applicable laws
