About The Position

The Leasing Manager at Avana Oak Mill is responsible for managing and directing the community's marketing, advertising, sales activities, and leasing team members to achieve established revenue, occupancy, resident retention, and leasing goals. This role involves ensuring the achievement of the community's revenue and occupancy goals, staying informed about market conditions, developing marketing strategies, overseeing leasing processes, and managing the leasing team.

Requirements

  • Must have all licenses and/or certifications as required by State and Local jurisdictions.
  • Must have a valid driver's license to drive a golf cart on property.

Responsibilities

  • Ensure achievement of the community's revenue and occupancy goals by directing marketing, advertising, and sales activities.
  • Stay informed about current market and competitor conditions that may impact occupancy and sales results.
  • Develop and implement short- and long-term marketing plans and goals to sustain occupancy.
  • Implement creative strategies around pricing, concessions, leasing incentives, and advertising.
  • Develop print and internet advertising strategies and use technology to promote the community.
  • Work with the maintenance team to ensure the community meets safety and appearance standards.
  • Participate in the leasing process by generating traffic, leasing apartments, and preparing lease documentation.
  • Review and analyze financial reports and operational reports to identify and resolve leasing performance issues.
  • Oversee the lease renewal program and manage communication with residents.
  • Respond quickly and courteously to resident and client/owner concerns.
  • Supervise the community's leasing team members by interviewing, hiring, orienting, and training employees.
