As a Leasing Consultant at Brookfield Properties, you will play a crucial role in meeting with prospective residents to identify their housing needs and determine their eligibility based on established criteria. Your responsibilities will include showing vacant and model suites, as well as property amenities, using established techniques specified by the company. You will be responsible for quoting established rental rates and promotions, making follow-up calls, sending follow-up literature, and pursuing rental status. Additionally, you will collect funds related to applications, security deposits, and rentals, while managing all internet leads and ensuring proper follow-up. You will complete the applicant screening process and prepare appropriate correspondence based on the results. Your role will also involve preparing leases and related leasing addendums, maintaining lease records and files, and keeping the property waiting list and other records updated in accordance with policy and procedures, as well as applicable affordable housing programs and HUD/Agency regulations. In this position, you will support and ensure the timely input and proper use of on-site PC-based property management software for leasing data. You will ensure that apartments are ready for occupancy by inspecting them, placing move-in products, and making last-minute touches when necessary. At the time of lease signing, you will distribute keys, move-in packages, safety videos, and other appropriate paperwork. You will maintain current knowledge of marketing and leasing techniques, striving to attain affirmative marketing goals. This includes seeking out new residents through outreach, direct marketing, cold calling, distributing literature, and contacting government, social, religious, and community organizations in selected target areas. You will also maintain awareness of current rental rates and promotions of competitive properties. Assisting with resident retention is another key aspect of your role. You will provide ongoing customer service to residents after they move in, process work order requests, handle package collection, and assist with the day-to-day operations of the property to ensure resident satisfaction.
