About The Position

Afton Properties, Inc. is a full-service Real Estate Management Company that prioritizes healthy and safe environments for tenants and ensures properties are well-maintained. They are seeking a full-time Leasing Consultant to work at a Garden Style property with 200-300 units. This role is pivotal as the frontline representative and initial point of contact, responsible for various duties to meet company goals. The Leasing Consultant will market and lease properties to prospective tenants, conduct tours, process applications and lease agreements, and maintain knowledge of the local real estate market. The successful candidate will possess excellent customer service and communication skills, along with the ability to multitask and thrive in a fast-paced environment.

Requirements

  • A valid driver's license
  • Customer Services Experience
  • Basic computer knowledge - Internet, Excel, Outlook, Word, OneDrive
  • Prior leasing skills are required
  • Knowledge of Virtual touring and in-person touring

Nice To Haves

  • Spanish and English preferred
  • Knowledge of Yardi and Rent Cafe is a plus

Responsibilities

  • Market and lease properties to prospective tenants
  • Conduct tours of available units, highlighting positive aspects and answering potential residents' questions
  • Process applications and lease agreements
  • Maintain knowledge of the local real estate market
  • Pre-qualify potential residents
  • Process rental applications and verify personal references
  • Use Yardi and a CRM system to track information and ensure files are complete before closing
  • Negotiate leasing terms and conditions with potential residents
  • Close deals and ensure a smooth move-in process
  • Respond to tenant inquiries
  • Resolve any maintenance issues
  • Maintain superior customer service to meet company standards
  • Use a variety of media and promotional materials to advertise available units and attract new residents
  • Keep accurate records of all units and their availability using Yardi and the CRM system, updating information as needed
  • Accurately prepare and be thoroughly knowledgeable with all leasing-related paperwork, from the application process through move-out
  • Process housing applications, prepare move-in information, lease files, renewal letters, and renewal leases
  • Complete brochures, complete move-out requests, and any other forms utilized as they relate to leasing and resident relations
  • Stay knowledgeable of local market trends and the property's competitors
  • Provide information on all aspects of the property, such as expansion, zoning, crime, etc.
  • Ensure the leasing office, tour path, vacant apartments, amenities, and the overall curb appeal of the community are impeccably clean
  • Notify the appropriate staff if any issues are identified regarding property presentation
  • Inspect all apartment homes to ensure they are ready for move-in according to company standards prior to the move-in date
  • Represent the company in a professional manner at all times
  • Assist in implementing marketing programs assigned by the manager
  • Perform additional assistant manager duties as assigned at the community manager's discretion
