Leasing Consultant The Leasing Consultant is the property sales representative and is responsible for greeting prospects, professionally presenting the features and amenities of the property and properly securing lease agreements from qualified persons. The leasing consultant is very service-oriented and strives to make current and future residents feel welcome and comfortable at their property. The duties and responsibilities of Leasing consultants include: Responding to potential tenants’ in-person and online inquiries about the rental property, recording all telephone, online and in-person inquiries appropriately and doing proper follow up as required. Conduct property tours showing available units, community amenities, and features. Inspect available “market ready” apartment homes and provide needed sparkle and shine for upcoming tours. Describing the terms of a lease agreement, such as the length, rates, and any potential conditions or exclusions to current and future residents. Assisting customers in selecting the perfect home for them based on a multitude of variables such as budget, location, interior features, lease terms, etc. Defining the terms of the lease details such as initial security deposit, the rent payment schedule, terms of the lease contract, all addenda and community policies Providing post-lease services such as drafting termination notices or bringing legal action to recover unpaid rent, etc. Completing resident criteria as required per company and governing laws for prospective resident applications. Demonstrating administrative and organizational skills by preparing lease agreements; resident file notes, and all other resident and community documentation as needed per company policy. Proper handling of resident maintenance requests and all other resident satisfaction matters promptly and appropriately. Assisting in the planning and execution of marketing outreach initiatives as well as resident social events aimed at increasing traffic, encouraging occupancy growth and resident retention. Generating daily, weekly and monthly reports on leasing activity and other key metrics such as a monthly comp analysis, market data report, etc. Operating within all company guidelines as well as all local, state, and federal laws that govern all aspects of multifamily housing.
