The Leasing Consultant is responsible for coordinating all activities related to apartment rentals, move-ins, move-outs, and lease renewals. This role involves direct interaction with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. Key aspects include providing excellent customer service, generating and handling traffic, qualifying prospective residents, leasing apartments, and preparing all necessary lease documentation. The consultant ensures model apartments are in touring condition, orients residents to the property, and processes renewal paperwork. They maintain accurate records of traffic activity, follow up with prospects, and convert phone inquiries into appointments. The position also requires inspecting apartments before move-ins, coordinating with the maintenance team, creating and maintaining confidential resident files, and completing weekly leasing reports. Daily open and close procedures must be completed. The consultant assists with ongoing resident relations, shops competitive properties, inspects buildings and grounds for safety and cleanliness, and processes work order requests. Clerical support, such as answering calls, filing, and processing invoices, is also part of the role. Additionally, the consultant may assist with planning and implementing resident activities to boost retention and must comply with all company policies and applicable laws.
