About The Position
The Leasing Consultant at Avenue5 Residential is a pivotal role responsible for managing all aspects of apartment rentals, including move-ins, move-outs, and lease renewals. This position requires a proactive approach to customer service, ensuring that both prospective and current residents receive exceptional support and assistance. The Leasing Consultant will engage directly with residents to maximize occupancy rates and enhance resident retention, thereby contributing to overall client satisfaction. The role demands a strong focus on understanding and addressing the needs of others, demonstrating empathy and respect in all interactions. In this position, the Leasing Consultant will generate and manage traffic, qualify prospective residents, and lease apartments. This includes preparing lease documentation and completing move-in paperwork. The consultant is also responsible for ensuring that model apartments are in excellent touring condition and for orienting new residents to the property. Maintaining accurate records of traffic activity and following up with prospective residents through various communication channels is essential to convert inquiries into scheduled appointments for property tours. Additionally, the Leasing Consultant will inspect apartments prior to resident move-ins, coordinating with the maintenance team to ensure that all units are ready for occupancy. The role involves creating and maintaining confidential resident files, processing renewal paperwork, and completing weekly leasing reports in a timely manner. The consultant will also assist with ongoing resident relations, ensuring that requests are addressed promptly and accurately. This position may require shopping competitive properties and inspecting the grounds to ensure safety and cleanliness, as well as providing clerical support to management as needed. The Leasing Consultant will also be involved in planning and implementing resident activities to foster community engagement and retention.
