The Leasing Consultant at Waterside at RiverPark plays a crucial role in assisting the Community Manager with leasing and occupancy tasks, as well as contributing to marketing efforts. The Leasing Consultant will be the first point of contact for all prospects and residents, providing them with information and assistance throughout the leasing process. This includes entering and closing work orders, checking vacant units for readiness, and ensuring the model unit and its pathway are well-maintained. In terms of resident management, the Leasing Consultant is expected to strive for a collected occupancy rate of 95% or higher and to renew 100% of all resident leases close to market rates, ideally 30 days prior to expiration. The role involves showing available units, accepting applications, and completing the lease process for both current and future residents. It is critical that all applications are processed accurately and in accordance with company guidelines. The Leasing Consultant must ensure that all leases are signed and that the necessary deposits are collected before issuing property keys and access codes. Additionally, the position requires completing move-in and move-out checklists with residents and maintaining confidentiality regarding all property-related matters. Marketing responsibilities include studying the surrounding market for trends and opportunities, conducting property surveys of neighboring properties, and participating in open houses and special events. The Leasing Consultant will also be responsible for distributing resident communications and designing resident retention and incentive programs, which must be implemented after receiving management approval. Posting vacant apartments on various marketing platforms and coordinating resident appreciation events are also part of the role's responsibilities.
