About The Position

The Leasing Consultant position at BH Management Services, LLC is responsible for generating leads, selling, and renewing apartment leases while ensuring compliance with company and Fair Housing guidelines. The Leasing Consultant will also engage in marketing efforts to attract potential residents and maintain a strong understanding of the community's offerings.

Requirements

  • High School diploma or GED preferred.
  • Previous leasing experience preferred.
  • Strong sales and closing skills required.
  • Excellent organizational and customer service skills.
  • Ability to achieve closing ratios and shopping report scores in accordance with company guidelines.
  • Experience with Yardi Voyager preferred.
  • Experience with YieldStar or other Revenue Management Programs preferred.
  • Proficiency in MS Office Word and Excel preferred.
  • Valid driver's license may be required.

Responsibilities

  • Generate leads and sell apartment leases in accordance with company and Fair Housing guidelines.
  • Ensure excellent customer service is delivered to both internal and external customers.
  • Communicate daily with staff and the Community Manager regarding service maintenance requests.
  • Assist at other communities as needed.
  • Travel for training and company business as required.
  • Participate in and maintain compliance with all required training programs.
  • Manage marketing, motivation, administrative, and financial operations of the property under the Community Manager's direction.
  • Prepare new leases and lease renewals, processing application paperwork for approval.
  • Qualify prospective residents and maintain leasing files in both electronic and paper formats.
  • Inspect target and show units in preparation for tours with potential residents.
  • Coordinate changes regarding resident move-outs and inspect pre-leased apartments before move-in dates.
  • Generate new business contacts and marketing ideas to increase occupancy.
  • Complete outreach marketing duties as assigned by the Regional Marketing Specialist.
  • Maintain an understanding of market survey data to generate traffic of potential residents.
  • Assist in marketing promotions and the development of ads and promotional materials.
  • Achieve a team closing ratio of 40% or higher and maintain 80% or higher on shopping reports.
  • Oversee competitive property shopping to stay updated on industry trends.
  • Manage online marketing duties, including daily postings to Craigslist and other listing services.
  • Ensure pricing is correctly updated on the company website and oversee third-party online leasing programs.
  • Accurately enter prospect information into Popcard and address notifications in a timely manner.
