About The Position

The Maintenance Supervisor reports to the Property Manager and plays a critical role in delivering an exceptional resident experience while leading all maintenance operations at a brand-new lease-up community. This is a hands-on leadership position requiring strong technical expertise, organization, and the ability to operate effectively in a fast-paced, evolving environment. This role will serve as a key bridge between construction and operations—ensuring newly delivered homes meet quality standards, managing warranty and punch list items, and establishing maintenance systems and processes from the ground up. As the community grows, this role may have the opportunity to assist in hiring, training, and leading additional maintenance team members. Requirements

  • EPA Universal / HVAC certification is required
  • Minimum of 5 years of experience in maintenance or a related field
  • Strong knowledge of maintenance procedures and techniques
  • Excellent communication and interpersonal skills
  • Ability to work independently and as part of a team
  • Strong problem-solving skills
  • Ability to work in a fast-paced environment
  • Flexibility to work outside of regular business hours as needed
  • Basic computer skills, including email and some Microsoft products
  • Highly organized with the ability to track multiple units, vendors, and open items simultaneously
  • Ability to navigate a large, distributed community site, including traveling between homes throughout the day
  • Minimum of basic language skills in English (bi-lingual in Spanish preferred)

Nice To Haves

  • Experience with new construction, lease-ups, or major renovations (strongly preferred)
  • Experience working with general contractors, punch lists, and warranty processes (preferred)
  • Experience identifying construction-related deficiencies vs. routine maintenance issues (preferred)
  • CPO certification and REAC inspection experience preferred
  • Has knowledge in carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.)

Responsibilities

  • Serve as primary liaison between Property Manager and general contractor during lease-up
  • Prepare newly constructed homes for first occupancy, including final inspections, touch-ups, and readiness walks
  • Manage warranty claims and ensure timely resolution with builders/vendors
  • Create, track, and manage punch lists for newly delivered homes to ensure timely completion prior to move-in
  • Conduct QC inspections on newly delivered units and common areas
  • Support high volume of early-stage service requests related to new construction adjustments
  • Establish maintenance shop, inventory systems, and preventative maintenance programs from the ground up
  • Assist in developing maintenance processes, standards, and workflows as the community stabilizes
  • Oversee exterior building conditions, roofs, gutters, and shared structures
  • Conduct ongoing inspections of newly delivered homes and community areas to ensure construction quality and curb appeal standards
  • Monitor irrigation systems, drainage, and overall grounds condition across the community
  • Schedule, prioritize and ensure the completion of all service requests in a timely manner. Service requests made by residents should be completed within 24 hours.
  • Ensure that all keys are kept properly to ensure resident, employee and asset safety, in compliance with Miya’s Law
  • Perform routine maintenance and repairs on equipment and facilities
  • Coordinate with Property Manager to ensure that maintenance work does not disrupt operations
  • Maintain accurate records of all maintenance work performed
  • Ensure that all maintenance work is performed in compliance with safety regulations
  • Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
  • Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
  • Assist with home readiness, including final punch completion, touch-ups, cleaning coordination, and lock changes prior to first occupancy. Post-lease-up period, continue to assist with standard apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
  • Assist in the distribution of flyers, community signage and other materials
  • Assist in picking up litter & maintain small amount of grounds
  • Perform additional tasks as assigned by Property Manager
