About The Position

The Lease-Up Community Manager is responsible for managing the day-to-day operations of an assigned property, including overseeing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The role ensures compliance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations. This position is based onsite in Wichita, KS.

Requirements

  • Proven experience in property management or a related field.
  • Strong financial acumen and experience with budgeting and financial reporting.
  • Excellent communication and interpersonal skills.
  • Ability to analyze market trends and implement effective marketing strategies.
  • Knowledge of Fair Housing laws and regulations.

Nice To Haves

  • Experience in managing a lease-up property.
  • Familiarity with property management software.
  • Previous supervisory experience.

Responsibilities

  • Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements and operational reports.
  • Meets targeted revenues by setting rent rates, ensuring timely collection of rent and fees, and preparing monthly financial status reports.
  • Approves invoices from vendors and contractors for payment, ensuring validity of certificates of insurance and managing communication between parties.
  • Controls expenditures by adhering to the approved budget and managing the petty cash fund.
  • Oversees the lease enforcement process, including approving resident applications and conducting apartment inspections.
  • Gathers and analyzes market trends to implement marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promotes resident satisfaction by addressing complaints and ensuring timely service requests are completed.
  • Conducts regular property inspections to ensure safety, cleanliness, and general appeal.
  • Supervises property staff by hiring, orienting, and training employees, and managing their performance.
  • Assists in managing the client/owner relationship by providing updates and responding to owner requests.
