This position will be integral in ensuring overall lease data integrity and reporting by supporting the real estate organization through any combination of the following activities: Analyze, interpret, abstract and audit lease agreements and underlying legal documents for accuracy and compliance ensuring all lease documentation conforms to negotiated business points and the company's operational and legal standards. Resolve Landlord and lease-related disputes/issues; facilitate landlord approvals as needed. Reviews estoppels and SNDAs or other requests from Landlords in a timely manner. Investigate requests from third parties on a variety of issues related to landlord disputes, violations, condemnations, lender requests, etc. Determine best course of action and provide recommendations for resolution. Ensures accuracy and comprehensiveness of records in lease administration database. Coordinate lease payments, receipt of subtenant rent checks, issue check requests as needed, set up landlord vendor accounts. Build rent schedules (including straight-line schedules and 842 compliant rent schedules), audit and approve rent schedule and variance reports submitted by 3rd party lease administrators. Conducts desktop lease/CAM audits to determine risk, audit aspects and accuracy; works with BU to correct any deficiencies, reconciles pass-through expenses. Works with cross-functional departments such as accounting, tax, insurance, risk, real estate, legal and operations to develop tracking, reports on key lease concepts, critical dates and more. In conjunction with the Senior Real Estate Paralegal, manages 3rd party lease administrators. Escalates key issues in a timely manner. Other responsibilities and projects as assigned.
