During your internship, you can expect to gain a holistic understanding of the Mortgage Lending and Title (Financial Services) industries. Then, in your daily work, you’ll work with our experienced professionals in your designated function and contribute to meaningful projects. Lastly, you’ll showcase your experience and ideas by closing your internship with a capstone presentation with your local leadership team. PGP Title Learning and Development e are looking for an enthusiastic and self-driven intern with an interest in Learning and Development, especially within title operations. This 10-week internship offers practical experience with the entire file lifecycle while contributing to L&D projects that turn complex procedures into effective learning opportunities. The ideal candidate is inquisitive, involved, and excited to discover how training, operational know-how, and excellence work together to support both our teams and customers.

Requirements

  • High School diploma GED, or equivalent education required.
  • Must be at least 18 years of age.
  • Must have authorization to work in the United States.
  • Our various PFS Internships are ideal for candidates pursuing a number of degrees including Business Administration, Finance, Project Management, Marketing, Information Technology, Communication, Human Resources, Pre-law, or similar degree.
  • Must be enrolled as an undergraduate or graduate student at the time of application or must have graduated the semester immediately preceding the start of the internship.
  • Minimum of junior status preferred.
  • Minimum cumulative GPA of 2.5 at time of application or graduation preferred.
  • Must be located in Coppell, Texas for the duration of the internship.
  • Curious and coachable, personable, patient, action-oriented, and accountable.
  • Motivated and enthusiastic about delivering great work and achieving goals.
  • Professional verbal and written communication skills, with the ability to interact confidently across all levels.
  • Strong tech-savvy competency; experience with Excel and Microsoft Teams specifically.
  • Highly organized, with the ability to manage multiple tasks and meet deadlines consistently.
  • Detail-oriented, with a sharp eye for accuracy in both project work and daily tasks.
  • Analytical and problem-solving mindset, with the capability to identify issues and develop effective solutions.
  • Adaptable and self-motivated, demonstrating agility to learn quickly in a fast-paced environment.
  • Bias for action, with a proactive approach and a desire to make a meaningful impact alongside teammates.

Nice To Haves

  • Strong interest in the homebuilding, real estate, and/or construction industry as a preferred career field.
  • Added plus are students who are involved in extracurricular activities outside of their curriculum responsibilities (i.e., student organizations, leadership roles, student athletes, NAHB student competition, etc.).

Responsibilities

  • Participate in a structured 10-week internship program designed to provide hands-on exposure to the full life cycle of a title and escrow file.
  • Shadow key roles across Corporate and Field Operations for title and escrow.
  • Observe and document workflows, customer touchpoints, systems, compliance requirements, and team interactions within each department.
  • Conduct informational interviews with subject matter experts (SMEs) to better understand operational processes and customer experience best practices.
  • Maintain a weekly learning journal to capture insights, lessons learned, and questions for further exploration.
  • Participate in team meetings, training sessions, and customer-interaction observations (as appropriate)
  • Analyze how operational handoffs occur between departments and identify potential opportunities for improved efficiency or customer satisfaction.
  • Develop a clear, end-to-end understanding of how title and escrow files are opened, processed, cleared, closed, and post-closed within PGP Title operations.
  • Collaborate with L&D to plan, script, and produce a final capstone project.
  • Gather and organize content (notes, visuals, interviews, examples) needed for the capstone project in a professional and compliant manner.
  • Present the final project to leadership at the end of the program, demonstrating comprehension of the title and escrow lifecycle and key business insights gained.
  • Demonstrate professionalism, curiosity, and strong communication skills while working with teams across the organization.
  • Uphold confidentiality, compliance standards, and company policies throughout all shadowing and project activities.
  • Assist in a company initiative focused on enhancing the flow and support for the Learning & Development (L&D) knowledge share site and Quick Reference Guide (QRG) collaboration.
  • The intern will contribute by researching best practices for knowledge management, organizing content, and facilitating effective collaboration between team members.
  • This project involves working closely with L&D staff to identify user needs, streamline content updates, and improve accessibility and usability for both the knowledge share site and QRG resources.
  • Expected outcomes include increased efficiency in information sharing, improved user experience, and strengthened collaboration across departments.
