Role Summary The Lead, Project Controls is responsible for implementing, managing, and maintaining cost control systems for a Rivian facility project in Atlanta. In this role, you will use existing workflows while also creating new workflows to ensure project costs are recorded and tracked per Rivian standards. The Lead, Project Controls may also assist in preparing cost estimates and perform quantity takeoffs. The role shall support the project team by using historical cost data, market trends, quotes and any other means to ensure cost accuracy.

Requirements

  • Any combination of education and experience equivalent to a bachelor’s degree in Construction Management, Engineering, Architecture or a related subject and a minimum of 5 years of increasingly responsible construction estimating experience
  • Excellent oral and written communication skills; must be able to communicate between internal Design, Real Estate, and Construction teams, as well as external contractors. Able to build and maintain strong working relationships
  • Quantity takeoff skill. Able to quantify projects both at a high level or perform a detailed takeoff if needed
  • Strong attention to detail; able to thoroughly review plans, contractor estimates, and scopes of work
  • Capable of independent action with minimal direction ; can determine daily actions based on high level team goals
  • Highly effective negotiation skills
  • Thorough understanding of construction administration processes, including contracts, budgets, construction documents, change orders, schedules, RFIs, submittals, and material procurement.
  • Proficient in the use of standard business software applications (MS Word, Excel, Outlook)
  • Proficient time management and organization skills
  • While performing the duties of this job, the employee regularly works in an office environment. However, there are occasions when duties require a presence on-site at the construction work site where the employee is exposed to moving mechanical parts, high precarious places, fumes or airborne particles, outside weather conditions and risk of electrical shock. The noise in these work environments is usually moderate to very loud.
  • Performance of the required duties will occasionally require physical ability to climb permanent and temporary stairs, ability to climb ladders and negotiate work areas under construction.

Responsibilities

  • Establish and maintain project controls & change management for use by project management throughout the lifecycle of a project
  • Design and document cost and change control processes, including contractual requirements to be incorporated into vendor MSA
  • Enforce vendor and owner cost tracking standards and maintain accurate and up to date cost tracking throughout the life cycle of the project
  • Provide cost analysis and benchmarking studies to help drive project decisions from project inception to project closeout
  • Perform studies to better understand market conditions for both domestic and international projects
  • Develop programs to ensure Rivian is entering into Contract agreements that are in alignment with broader market trends
  • Proactively estimate projects based on unit cost estimates and unique site conditions while providing both conceptual and programmatic estimates as well as detailed estimates.
  • Develop estimating programs that provide ad-hoc, or detailed output, informed by site conditions and design documents, leveraging internal benchmarking database
  • Provide value engineering suggestions with pricing for cost reduction
  • Identify areas where project-specific data is insufficient, and complete research as necessary to fill gaps in order to ensure full cost and scope is captured with Program budgets and forecasts
  • Review contractor bids in detail to ensure that all pricing is accurate and in Rivian standard format. Request subcontractor backup when needed to confirm costs and understand the bid at a detailed level.
  • Enforce program requirements to the Contractors to ensure bids and change orders are submitted within Rivian defined format and appropriate level of detail. Inform and support Rivian purchasing team of opportunities to negotiate unit price, and fee agreements leveraging data models.
  • Engage, liaise, coordinate with the various stakeholders and departments for Facilities Construction projects (e.g. Workplace, Manufacturing, Retail, etc.); “The Customers”
  • Support roll-out of key business processes across Facilities projects, including, but not limited to; Facilities project management software, WBS (work breakdown structure), forecasting, reporting, change management cash flow, schedule/cost integration.
  • Engage with partner vendors to support/train in Rivian cost management processes. Develop a program to onboard and support throughout the project lifecycle.
