The Lead Porter is responsible for overseeing and performing janitorial, groundskeeping, and general upkeeping duties at a residential apartment community. This position ensures that all common areas are clean, safe, and well-maintained while assisting the Maintenance Supervisor with coordination and direction of porter staff. Essential duties include performing daily cleaning and upkeep of common areas, leasing office, amenities, and restrooms, removing trash and debris from grounds, parking lots, and dumpster areas, leading and assisting the porter team in maintaining cleanliness standards throughout the community, and power washing walkways, breezeways, and exterior surfaces as needed. The role also involves preparing vacant units for occupancy by assisting with cleaning, light repairs, and trash-out, maintaining inventory of cleaning supplies and requesting replenishments, inspecting community grounds regularly and reporting maintenance needs to the supervisor, ensuring the porter team follows safety procedures and company standards, and providing training and guidance to porter staff as assigned. Non-essential duties include assisting maintenance staff with light repairs or special projects, supporting community events or resident functions with setup/cleanup, and occasionally assisting with landscaping or snow removal.
