What this job involves - The Lead Operating Engineer is responsible for overseeing the daily operations, maintenance, and optimization of building systems and equipment within commercial real estate facilities. This role combines hands-on technical expertise with leadership responsibilities, ensuring efficient facility operations while mentoring junior engineering staff and coordinating with property management teams.

Requirements

  • Bachelor's degree in Mechanical, Electrical, or Civil Engineering, or equivalent technical training and experience.
  • Minimum 5-7 years of experience in building operations, facilities management, or related engineering field.
  • Proficiency with building automation systems, HVAC controls, and energy management platforms.
  • Strong knowledge of electrical systems, plumbing, fire safety systems, and mechanical equipment.
  • Familiarity with computerized maintenance management systems (CMMS) and Microsoft Office suite.
  • Valid stationary engineer license or equivalent certification as required by local jurisdiction.
  • Excellent problem-solving and analytical skills with ability to troubleshoot complex technical issues.
  • Strong communication skills for interacting with tenants, vendors, and management teams.
  • Ability to work flexible schedules including evenings, weekends, and on-call rotations as needed.
  • Ability to lift up to 50 pounds and perform physical tasks in various environmental conditions.
  • Comfortable working in mechanical rooms, rooftops, and confined spaces.
  • Ability to climb ladders, stairs, and work at heights when necessary.
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • Previous supervisory or team leadership experience preferred.
  • HVAC certification, electrical certification, or other relevant trade certifications preferred.
  • First Aid/CPR certification required within 90 days of hire.

Responsibilities

  • Supervise and coordinate daily operations of HVAC, electrical, plumbing, fire safety, and security systems across assigned properties.
  • Monitor building automation systems (BAS) and energy management platforms to optimize performance and identify potential issues.
  • Conduct regular inspections of mechanical equipment, infrastructure, and building systems to ensure proper functioning and compliance with safety standards.
  • Lead and mentor a team of operating engineers and maintenance technicians, providing technical guidance and performance feedback.
  • Develop work schedules, assign tasks, and ensure adequate coverage for 24/7 operations.
  • Train staff on new equipment, procedures, and safety protocols while fostering professional development opportunities.
  • Develop and implement preventive maintenance programs for all building systems and equipment.
  • Coordinate emergency repairs and troubleshoot complex technical issues across multiple building systems.
  • Manage relationships with external contractors and vendors, overseeing service contracts and ensuring quality work delivery.
  • Ensure all building operations comply with local codes, regulations, and industry standards including OSHA, EPA, and municipal requirements.
  • Maintain accurate records of inspections, maintenance activities, and regulatory compliance documentation.
  • Lead safety initiatives and emergency response procedures, conducting regular drills and training sessions.
  • Collaborate with property managers, facility managers, and tenants on capital improvement projects and system upgrades.
  • Provide technical input for budget planning and cost estimation for maintenance and improvement projects.
  • Coordinate with engineering consultants and contractors during major repairs or renovations.
