What this job involves: The Lead Operating Engineer performs both preventative and corrective maintenance on mechanical, electrical, and plumbing equipment systems within assigned facilities. This hands-on role involves assisting mechanics in maintenance and repair efforts while independently performing defined tasks including inspections and repairs to property interior and exterior areas such as walls, flooring, installed fixtures, roofing systems, and lighting. You'll contribute to JLL's operational excellence by ensuring building systems function reliably and efficiently while maintaining high standards of tenant satisfaction. This position requires participation in a 24/7 on-call schedule rotation and readiness to provide onsite support during emergencies or extreme weather events, responding to urgent situations outside normal working hours to maintain building operations and tenant safety.

Requirements

  • High School Diploma or equivalent required
  • Valid state driver's license required and must be maintained
  • Ability to perform all work using proper personal protective equipment (PPE)
  • Physical ability to use ladders up to 30 ft, work from heights, climb stairs and navigate rooftops to access equipment
  • Experience with hand tools and power tools for maintenance and repair work
  • Related experience and/or training in carpentry, electrical, and plumbing systems
  • Position requires excellent communication skills in English, both oral and written

Nice To Haves

  • Proficient computer skills for maintenance records and building automation systems
  • Technical certifications in HVAC, electrical, plumbing, or related trades
  • Experience with CMMS (Computerized Maintenance Management Systems) software
  • Background in commercial building maintenance or facility operations
  • Knowledge of safety protocols and regulatory compliance requirements
  • Experience in tenant service delivery and customer relations
  • Familiarity with emergency response procedures and protocols

Responsibilities

  • Clean HVAC coils, change filters and belts to maintain optimal system performance
  • Maintain and repair locks, locking mechanisms, closers, doors, and furniture throughout the facility
  • Maintain and complete documentation for fire extinguishers and other building systems to ensure regulatory compliance
  • Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps
  • Prepare, prime and paint building interior and exterior surfaces and perform general handyman tasks to maintain building appearance
  • Complete special tasks including painting, locksmith work, tenant service requests, and general maintenance as assigned
  • Prioritize all preventive maintenance, corrective and emergent work orders for the site including annual, monthly, weekly, and daily schedules while updating work order status in real time using CMMS system
