Lead Operating Engineer Develop your engineering career at JLL! The Lead Operating Engineer leads, with minimal supervision, the operation, inspection, and maintenance processes to mechanical, HVAC, electrical and plumbing equipment, fire life safety systems and other systems. This role may include assisting the General Manager with providing direction to the team. This position will work with on an engineering team of three on a 250,000 square foot office and retail campus located in Northeast Minneapolis. Tenants included a coffee shop, restaurant, creative and tech firms. This position will split their time equally between hands on work and work with the General Manager on the operation of the engineering team. Schedule: 8:00am to 4:30pm, with a 30-minute lunch break Salary: $38-42 per hour

Requirements

  • High School diploma or GED equivalents with 3-5 years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry, especially in heat pumps or related equipment
  • Ability to lift up to 50 lbs
  • Comfort using ladders up to 30 feet tall
  • Ability to frequently climb, bend, kneel, lift and/or drive equipment
  • Strong customer service skills
  • This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without employer sponsorship.

Nice To Haves

  • Trade school education, union training, military service or college is desirable
  • MN Boiler License strongly preferred
  • Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
  • Leadership/supervisory experience managing projects, people and/or budgets
  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)
  • Experience with building work order systems (Building Engines, Corrigo, etc.)
  • Experience with building automation systems (Trane, etc.)
  • Experience with fire life safety systems

Responsibilities

  • Complete assigned tasks that include but are not limited to: painting, pressure washing, snow removal, maintaining lighting system bulbs/ballasts (as allowed by licensing requirements), plumbing, HVAC systems, water treatment, locksmith work and general maintenance
  • Work with General Manager to supervise and implement the preventative maintenance program
  • Oversee and maintain the building automation system
  • Bid, provide recommendations, and oversee building operational projects and maintenance contracts
  • Work with General Manager to create and implement the annual budget
  • Maintain work order system (CMMS) daily and complete any tenant service requests
  • Support on-call or emergency response situations
  • Troubleshoot all building systems, including electrical, DDC and pneumatic controls
  • Purchase and inventory control
  • Comply with all safety procedures
  • Participate in ongoing technical, safety, and operational process training programs
  • Other projects and tasks to be assigned
