As a Lead Maintenance, you are responsible for providing exceptional customer service through the completion of service requests. You will lead, supervise, and motivate a team of outstanding maintenance personnel, proactively identifying and assisting in correcting potential liabilities. Your duties include supervising the maintenance team and any contract or temporary workers, overseeing contract work as outlined by the Property Manager, and ensuring the turn process is adhered to, producing quality and timely turns. You will also supervise, motivate, develop, and participate in annual reviews for the maintenance team, coaching, mentoring, and cross-training them for future opportunities and growth. The role requires performing Preventative Maintenance as required by S2 Residential, the Property Manager, and/or Asset Management, and maintaining all records of activities. You will perform routine electrical repairs such as wiring fuses, fixtures, and sockets, and repairing/installing/servicing HVAC systems. This includes inspecting, repairing, modifying, and installing HVAC equipment like refrigeration and air conditioning compressors, receivers, condensers, forced air converter units, and servicing and repairing evaporative coolers. You will troubleshoot, repair, or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchanges, high limit controls, pressure controls, and safety valves. Additionally, you will perform skilled electrical maintenance work in the repair, installation, and alteration of HVAC equipment, components, timers, motors, and wiring systems as needed, and connect motors and control panels.
