About The Position

We are seeking a skilled and reliable Lead Maintenance Technician to oversee the upkeep and repair of a premier apartment community in Gainesville, TX. This is a temp-to-hire opportunity for a proactive professional who takes pride in maintaining a safe, functional, and attractive living environment for residents. The ideal candidate is a problem-solver with a strong background in HVAC and multifamily housing who can balance hands-on technical work with organized reporting.

Requirements

Must be HVAC Certified
Minimum 3 years of experience in multifamily property maintenance or a related field.
Valid driver’s license, auto insurance, and a personal vehicle (required for part pickups).
Strong verbal and written English skills for resident interaction and reporting.
Must be able to stand for long periods, work in confined spaces, and occasionally lift up to 150 lbs with assistance (e.g., A/C units/refrigerators).
Must provide and wear steel-toe work boots and adhere to all safety compliance protocols.
Must pass a 5-panel drug screen.
Must pass a background check (no violent offenses).

Responsibilities

Diagnose and perform repairs involving electrical, plumbing, and HVAC systems.
Lead the "make ready" process to ensure vacant units are market-ready and meet quality standards.
Conduct routine inspections to identify and address hazardous conditions or preventative maintenance needs.
Maintain inventory levels for parts/supplies, complete maintenance reports, and handle requisition requests via email and basic office systems.
