About The Position

Gaines Investment Trust is seeking a hands-on Lead Maintenance Technician to oversee maintenance operations at Prairie Commons, a 128-unit apartment community in Lawrence.
This role is ideal for an experienced Maintenance Technician who enjoys working independently, taking ownership of their community, and being the go-to person for all maintenance needs.

Requirements

• Valid driver’s license
• HVAC certification required
• 2+ years of apartment maintenance experience
• Strong troubleshooting skills across multiple trades
• Ability to work independently and take ownership of the property
• Strong work ethic, reliability, and attention to detail
• Basic computer skills for tracking work orders

Responsibilities

• Perform all aspects of maintenance including HVAC, plumbing, electrical, and appliance repair
• Complete service requests promptly and professionally
• Manage and prioritize daily work orders
• Oversee apartment turns, including repairs, painting, and unit readiness
• Maintain grounds, pool, and common areas to company standards
• Coordinate vendors and contractors when needed
• Monitor inventory and order supplies
• Ensure preventative maintenance is completed
• Provide excellent customer service to residents
• Participate in on-call rotation for after-hours emergencies
