About The Position

We are seeking an experienced and hands-on Lead Maintenance Technician to oversee all maintenance operations for our 25-room luxury boutique hotel. This role is responsible for maintaining the property to the highest standards of safety, functionality, and presentation. The Lead Maintenance Technician plays a critical role in preserving the guest experience by ensuring all rooms, public spaces, and building systems operate flawlessly. This position requires strong technical expertise, proactive preventative maintenance planning, and the ability to work independently in a small, high-end hospitality environment.

Requirements

  • 2+ years of building maintenance experience; hospitality experience preferred.
  • Strong working knowledge of HVAC, plumbing, electrical, and general building systems.
  • Ability to read technical manuals and basic schematics.
  • Self-starter with the ability to prioritize tasks and work independently.
  • Strong problem-solving and organizational skills.
  • Professional demeanor and commitment to guest service excellence.
  • Availability for occasional evenings, weekends, and on-call emergencies.
  • Ability to lift up to 50 lbs.
  • Comfortable climbing ladders, working on rooftops, and in confined spaces.
  • Ability to stand and walk for extended periods.

Nice To Haves

  • EPA certification and/or relevant trade licenses preferred.

Responsibilities

  • Perform routine and emergency maintenance on HVAC, plumbing, electrical, mechanical, and life-safety systems.
  • Troubleshoot and repair guest room issues (fixtures, appliances, lighting, doors, locks, etc.).
  • Maintain public areas, exterior grounds, and back-of-house spaces to luxury standards.
  • Respond promptly to maintenance requests from guests and staff.
  • Develop and execute a comprehensive preventative maintenance program.
  • Conduct regular inspections of all rooms and building systems.
  • Schedule and track recurring service for elevators (if applicable), fire systems, HVAC, and other critical equipment.
  • Maintain organized and accurate maintenance logs and records.
  • Coordinate with licensed contractors and service providers as needed.
  • Oversee and inspect third-party work to ensure quality and compliance.
  • Obtain quotes and recommend cost-effective solutions for repairs and upgrades.
  • Ensure compliance with all local, state, and federal safety regulations.
  • Maintain fire safety systems and conduct required inspections.
  • Promote a safe working environment for all staff and guests.
  • Manage maintenance supplies, tools, and equipment inventory.
  • Monitor maintenance-related expenses and assist management with budgeting.
