About The Position

Under the direction of the Assistant Maintenance Manager, the Lead Maintenance Technician I, is a skilled maintenance professional essential to the Authority’s property management function. This role is responsible for executing a broad range of technical tasks to ensure that properties remain in excellent physical condition and that residents occupy a safe, comfortable environment. The Lead Maintenance Technician I provides high-level proficiency in multiple trades and may offer instructional guidance to other staff members to ensure operational efficiency.

Requirements

  • Education: Graduation from an accredited high school.
  • Experience: A minimum of one year of experience supervising the maintenance of a multi-family rental property ; or any equivalent combination of education, training, and experience that provides the required knowledge and abilities.
  • Technical Knowledge: Thorough knowledge of building maintenance methods, tools, and materials ; ability to interpret blueprints, sketches, and layouts ; and the ability to clearly communicate instructions in both oral and written form.
  • Physical Demands: Ability to work while standing for extended periods, climb ladders, enter crawl spaces, and work at elevated heights ; must be able to move or lift objects up to 60 pounds, or in excess of 60 pounds with assistance.
  • Environmental Adaptability: Ability to inspect and work in wet, damp, hot, cold, confined, or dusty environments.
  • Licensure & Insurance: Possession of a valid State Class I motor vehicle operator’s license ; must be insurable by the Authority’s Fleet insurance carrier and able to operate both automatic and standard shift vehicles.
  • Certification: Must obtain EPA Universal certification within the six-month probationary period.

Responsibilities

  • Technical Trades Proficiency: Performs journeyman-level maintenance tasks across multiple disciplines, including electrical, plumbing, carpentry, painting, and general repairs; executes specialized upper-level tasks based on advanced technical abilities.
  • Work Order Management: Manages and organizes assigned work orders efficiently to ensure timely completion and closure ; supports the Assistant Maintenance Manager in the management of all property work orders, ensuring emergency requests are addressed within 24 hours.
  • Vacancy Preparation: Performs physical labor related to unit turnaround and supports the Assistant Maintenance Manager in ensuring vacant units are ready for reoccupancy as quickly as possible.
  • Procurement & Inventory: Requisitions necessary parts and materials in accordance with the Authority’s procurement policy; documents all material usage on work orders and maintains accurate records of employee purchases and inventory.
  • Property Preservation & Inspection: Conducts pre-REAC inspections as instructed and ensures common areas and grounds are well-maintained ; identifies and recommends necessary capital improvements for recurring property issues.
  • Safety & Compliance: Maintains thorough knowledge of occupational hazards and adheres to all safety precautions applicable to building maintenance ; ensures the Authority’s interests and assets are protected at all times.
  • Emergency Service: Performs after-hours emergency services as scheduled to maintain property integrity and resident safety.
  • Staff Guidance: Provides instruction and technical support to other staff members as required to equalize workloads or cover absences.
