About The Position

Summary Performs a variety of non-routine and skilled maintenance and repair activities on the community buildings and grounds Responsibilities 1. Supervises daily maintenance operations, including coordinating maintenance workload, preparing staff schedules and monitoring attendance 2. Assists in developing department procedures and with the orientation, training, and ongoing development of maintenance staff 3. Completes work orders as assigned, through a computerized maintenance management system (CMMS), to repair or install equipment and machinery or HVAC, carpentry, plumbing, electrical, concrete, lock, grounds work, minor parking lot and sidewalk repairs and assist resident’s and/or customers with general maintenance needs 4. Prepares apartments to bring them online, including painting, patching, making repairs and any other tasks necessary to make unit ready for move in 5. Performs HVAC upkeep, tracks inventory, recommends purchases, and completes reports 6. Conducts equipment maintenance, testing, lubricating, and cleaning machinery, as well as reporting any equipment malfunctions, repairs, or replaces defective items 7. Assists in maintaining the appearance of the main buildings, outside buildings and grounds, including snow removal and salting 8. May be responsible for conducting inspections and drills (“Life Safety”) including but not limited to sprinkler inspections, fire drills, electrical inspections, bed inspections etc. 9. Follows infection control procedures, including proper hand washing, trash/waste storage and disposal and wearing protective clothing and equipment when handling waste and chemical agents 10. Follows all safety procedures and protocol as dictated by EverTrue policy, federal and state regulations and reports all hazardous conditions, defective equipment and accidents or incidents to the supervisor immediately 11. Required to remain on-call, when assigned Qualifications, Knowledge, Skills & Abilities To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. High school diploma or equivalent; Trade school preferable Valid driver’s license preferred Must possess knowledge of HVAC, plumbing, carpentry, painting, electrical, small equipment repair Must be proficient in the use of saws, hand tools, carpentry equipment, lawn equipment and alarm systems EPA refrigerant certification type II required Demonstrated ability to lead a team of peers Must maintain phone in order to respond to emergencies and to be “on call” Physical Requirements and Working Conditions The physical requirements and working conditions described here are representative of those an employee encounters while performing the essential functions of this job. Requirements

  • High school diploma or equivalent; Trade school preferable
  • Valid driver’s license preferred
  • Must possess knowledge of HVAC, plumbing, carpentry, painting, electrical, small equipment repair
