About The Position

Purpose: To provide unskilled and semi-skilled maintenance and repair tasks on buildings, apartments, equipment, grounds.  Performs basic work involving heating, plumbing, electrical and carpentry.   Performs duties within classification, as needed and assigned.  Provides direction and if necessary assigns work orders to laborers and maintenance custodians in the absence of the Foreman   Essential Tasks of the Position: Provides unskilled and semi-skilled maintenance and repair tasks on buildings, apartments, equipment, grounds Performs all the duties of a Laborer, as assigned Inspects all heating equipment, including boilers for workability and orderliness Performs plumbing tasks such as changing tank bulbs, overflow tubes and guide wire Performs electrical tasks including resetting circuit breakers and fuses, changing plate covers on switches and outlets and replacing light bulbs and globes Repairs and installs window shades Cleans vacant apartments including washing walls, ceilings, windows, floors, cupboards, lavatories and appliances Assists residents and contractors in pest control and applies chemicals for the control of insects and rodents, as directed Installs floor tile including removing old tile, scraping down the floor surface to remove old cement, applying cement or glue to the floor surface, and then laying the tile properly Performs building, grounds, and vehicle maintenance and repairs through the use of   such tools and equipment as common hand tools, glass cutters, wrenches, pipe cutters, drain augers, drain rotors, shovels, rakes, lawnmowers, snow blowers, caulking guns and trowels Clears snow and ice from buildings and grounds to ensure resident safety Performs general maintenance to apartments such as boarding up windows in vacant apartments, installing refrigerators and stoves, repairing broken windows, replacing broken doors, and replacing lock cylinders Assist in moving heavy objects Performs power and hand tool maintenance and repairs such as: tune-ups and oil changes, sharpens lawnmower blades, replaces blades, installs and removes plows on vehicles Performs vehicle maintenance and repairs including changing oil, oil filters, tune-ups, installation of brakes and changing Performs small patch painting to walls, ceilings, and cabinets including minor carpentry and painting work The incumbent may provide work direction, guidance and assign work orders to laborers or maintenance custodians and perform vacate inspections   Secondary Tasks of the Position: Performs duties as assigned Position Requirements and Qualifications: Education Level High school diploma, required Industrial arts/vocational education, preferred Ability to understand English language to an acceptable level for productivity standards, required  

Requirements

  • High school diploma, required
  • Ability to understand English language to an acceptable level for productivity standards, required
  • Four years’ experience in building maintenance, custodial or janitorial work, required
  • Working knowledge of heating, plumbing and electrical systems
  • Working knowledge of tools, equipment and materials used in buildings and ground maintenance
  • Ability to perform basic maintenance and repairs of buildings, grounds and equipment
  • Ability to perform basic, plumbing, and vehicle repairs and maintenance
  • Ability to operate power equipment and heavy trucks
  • Rhode Island (Class 2) driver's license unrestricted except for corrective lenses
  • Ability to work harmoniously with other agency personnel
  • Ability to relate to and interact with elderly/disabled and family residents in low and moderate income housing settings
  • Ability to be flexible and perform work under time pressure

Responsibilities
