About The Position

Burlington Capital Properties is seeking a dependable, customer service–oriented Lead Groundskeeper / Porter to maintain the overall community appearance of homes in Rising View, a Bellevue/Offutt Community. This position will also provide daily leadership and direction to a team of four grounds/porter team members while working closely with the Community (COM) Manager to ensure community standards are consistently upheld. We have assembled a team of professional and dedicated individuals committed to providing military families quality homes combined with personal service, support, and a sense of community during their stay at Offutt. Availability for this position is Monday through Friday, 7:30 AM to 4:00 PM.

Requirements

  • High School Diploma or equivalent
  • Must be at least 18 years old
  • Minimum two years of experience in a Porter/Groundskeeper or related position preferred
  • Prior leadership or supervisory experience preferred
  • Ability to lead a team while working alongside team members in a hands-on capacity
  • Ability to follow directives and work with minimum supervision
  • Strong communication skills and ability to effectively communicate issues, problems, ideas, concerns, and work progress
  • Must have a basic understanding of the English language and be able to communicate with coworkers
  • Ability to interact positively with residents, employees, vendors, and the general public
  • Ability to exercise schedule flexibility to accomplish set goals

Nice To Haves

  • Prior leadership or supervisory experience preferred

Responsibilities

  • Clean all common areas, market-ready home exteriors, playgrounds, and overall property appearance
  • Walk the property daily to maintain "curb appeal" to include trash pick-up; cutting, trimming, watering greenery and flowers; and snow removal during winter
  • Maintain all common areas such as fitness centers, lounges, and outdoor entertainment areas
  • Perform daily trash pickup; keep common areas free of debris and walkways clear
  • Provide daily direction, support, and work assignments to a team of four grounds/porter team members
  • Monitor team performance to ensure quality standards and productivity expectations are met
  • Assist in training new team members on company standards, safety procedures, and property expectations
  • Lead by example in professionalism, work ethic, and resident service
  • Communicate regularly with the COM Manager regarding property conditions, team performance, supply needs, and any resident concerns
  • Assist the COM Manager in scheduling, prioritizing tasks, and coordinating special projects or community events
  • Promote a positive and collaborative team environment
  • Provide excellent customer service to all residents
  • Address resident concerns related to grounds or common areas in a timely and professional manner
  • Participate in resident functions as required by the COM Manager
