Role Overview The Lead Building Operating Engineer is responsible for overseeing the safe, reliable, and efficient operation, maintenance, and repair of critical building systems across the Colorado HQ Campus. This role serves as the technical lead for on-site engineering operations, providing day-to-day leadership, contractor coordination, and advanced troubleshooting for complex mechanical, electrical, plumbing, life safety, and control systems. The Lead Engineer is a JLL employee and works in close coordination with JLL Facilities Management leadership and designated client representatives to ensure building systems operate in alignment with established performance standards, safety requirements, and operational objectives. Client Collaboration & Communication The Lead Building Operating Engineer works in close partnership with the PNC Facility Manager to support the effective operation, planning, and continuous improvement of the Colorado HQ Campus. This collaboration reflects the service delivery and governance framework established between JLL and PNC. This role participates in regular, structured coordination meetings with the PNC Facility Manager to review building performance, work order status, critical systems health, operational priorities, upcoming projects, and identified risks or constraints. The Lead Engineer collaborates with the PNC Facility Manager on the development and execution of building operational strategies, capital and operational projects, annual operating and maintenance budgets, and recommendations for system upgrades, reliability improvements, and asset lifecycle planning. Key Responsibilities Engineering Operations & Systems Oversight Lead the operation, inspection, preventive maintenance, and repair of building systems including HVAC, electrical distribution, emergency/standby power, UPS systems, plumbing, life safety, fire protection, and building automation systems (BAS). Schedule, manage, and document critical systems inspections, testing, and maintenance (ITM) activities utilizing client (PNC) systems, tools, and processes. Develop and review methods of procedure (MOPs), coordinate required approvals, and proactively schedule third-party service providers to execute ITM events in accordance with established standards and schedules. Monitor and optimize BAS and energy management systems to support efficient, reliable, and compliant building performance. Respond to operational issues, service requests, and emergency conditions, including participation in an on-call rotation. Leadership & Team Coordination Provide technical leadership, coaching, and oversight to on-site building engineering staff to ensure consistent execution of maintenance programs and safe work practices. Assign, prioritize, and review work orders while coordinating closely with the PNC Facility Manager on operational priorities and service delivery expectations. Support training, certification, and skills development initiatives in coordination with JLL management. Vendor & Contractor Management Coordinate and oversee external service providers and contractors performing maintenance, testing, repairs, or project work. Review scopes of work, pricing, and proposals; provide technical input and recommendations to JLL management and the PNC Facility Manager. Ensure contracted services are executed in alignment with approved methods of procedure, safety requirements, and operational schedules. Governance & Reporting Interface with JLL site, regional, and enterprise facilities leadership as required to support governance, escalation, and reporting processes. Provide timely updates, operational data, and recommendations related to system performance, risks, capital planning, and service delivery. Support compliance with reporting, documentation, and review requirements established under the JLL–PNC service delivery model. Planning, Budgeting & Continuous Improvement Provide input and technical recommendations for annual operating and maintenance budgets and multi-year capital planning. Identify opportunities for improved reliability, efficiency, risk reduction, and cost optimization across building systems.
