About the position

The Lead Building Engineer is responsible for the efficient operation, maintenance, and repair of HVAC systems and related equipment, electrical systems and plumbing throughout the property. This role includes responding promptly to tenant requests, performing preventive maintenance, and maintaining system performance under the guidance of the Chief Engineer.

Responsibilities

  • Respond promptly and professionally to tenant requests, ensuring timely resolution of issues to maintain positive tenant relations.
  • Assist in the general maintenance, operation, and troubleshooting of HVAC equipment as directed by the Chief Engineer.
  • Support the procurement, stocking, and inventory of parts and supplies, as needed.
  • Maintain a clean, safe, and organized work environment that adheres to first-class engineering standards.
  • Start and stop HVAC machinery as needed to maintain comfort zones, adhering to the guidelines set by the Chief Engineer.
  • Perform adjustments to maintain established comfort levels throughout the building.
  • Participate in scheduled preventive maintenance on air handling units (AHUs).
  • Inspect, clean, and paint HVAC equipment and designated areas to ensure optimal performance and appearance.
  • Diagnose and resolve electrical, plumbing, and HVAC-related issues promptly.
  • Troubleshoot Life Safety Systems to ensure compliance with safety protocols.
  • Continuously improve knowledge and skills related to HVAC equipment through self-education, manufacturer seminars, and continuing education opportunities.
  • Share expertise by assisting in the training and development of fellow engineers.
  • Support the Chief Engineer with additional tasks or authority as delegated.
  • Maintain documentation and logs as required by company policies.

Requirements

  • Strong knowledge of HVAC systems, controls, and related equipment.
  • Ability to diagnose and troubleshoot mechanical, electrical, and plumbing systems.
  • Excellent communication and customer service skills to interact effectively with tenants and team members.
  • Commitment to maintaining safety standards and first-class trade practices.
  • Ability to work independently and as part of a team under the direction of the Chief Engineer.
