About The Position

Responsible for operation and maintenance of building related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, and any other building mechanical / electrical / plumbing systems. Work involves the lifting of heavy mechanical equipment and apparatus, may be performed in areas of extreme heat or cold. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Oversees any assigned utility mechanics, routine, and preventive maintenance work (vendor & self-performed).

Requirements

  • Required Mechanical Trades or Trade School certification in location applicable disciplines i.e. HVAC, Electrical, Hydraulics, Plumbing.
  • Minimum of five (5) years’ experience in the operation of central plant equipment, HVAC, mechanical, plumbing, electrical, and/or electronic systems.
  • Universal Certification as required for service work.
  • Required OSHA 10 Hour Safety Training Certification
  • Experience & proven ability to repair building electrical, plumbing, & HVAC auxiliary systems
  • Experience & proven ability to safely secure hydronic and electrical systems for maintenance
  • Strong knowledge of operation of building auxiliary systems i.e. fire-life safety, stand by emergency generators
  • Familiarity of general building systems i.e. vertical lift equipment, overhead doors.
  • Ability to write and execute written and oral instructions and perform arithmetic calculations.
  • Strong knowledge of safe work practices and procedures typical for maintenance operations
  • Ability to, climb ladders, enter confined spaces, lift heavy objects, and perform other physically demanding tasks
  • Safely and skillfully use all types of related hand and power tools

Responsibilities

  • Efficiently operate central plant & rooftop heating & cooling systems.
  • Monitor Building Automation Systems to provide desired output specifications to maintain comfort.
  • Operate, repair, and maintain all mechanical, electrical, control systems, air handling units, pumps, motors, heat exchangers, in conjunction with outside vendors (as needed)
  • Drain and “safe off” systems to facilitate repairs.
  • Perform minor electrical tasks including bulb and ballast replacement.
  • Clean coils in air handling units and convectors to maintain optimum heat exchange.
  • Maintain domestic and heating hot water systems.
  • Perform routine and preventive maintenance duties including filter changes, motor & damper lubrication.
  • View BAS in an ongoing manner, validate all points are reporting and setpoints are adequate. Maintain a logbook of deficiencies for BAS vendor quarterly inspections / repairs.
  • Work closely with Fire Life / Safety vendor to PM & maintain Fire Panel, Fire Pump & Pre-Action Systems and deficiencies.
  • Operate emergency generator and associated components. Work with Generator vendor to complete major & minor annual PM’s.
  • Complete tenant work requests / repairs, such as, switches, lamps, ballasts, ceiling tile repairs, wall, floor and cove base damage.
  • Perform minor carpentry tasks, replace ceiling tiles, and repair or replace door hardware, locks, panic bars, etc.
  • Perform any additional related tasks on an as needed basis to maintain the efficient operation of facility.
  • Receive and respond to service calls and provide updates to customer representative on a daily and weekly basis.
