About The Position

The Land Surveyor is responsible for leading early-stage land legal descriptions and related mapping, project survey ordering, outside surveyor coordination, design overlays, and survey management from early stage, preconstruction, through financing and as-built surveys, and supporting title review functions for legal title due diligence and curative work.

Requirements

  • Education: Bachelor’s degree in engineering, geography, or related field.
  • Experience: Minimum of 5 years of experience in land surveying.
  • Licensure/Certification: Professional Land Surveyor in at least one state.
  • Technology: Proficiency with Microsoft Office Suite, and an ability to learn company-specific software programs, tools, processes, and machines.
  • Skills/Attributes: Strong understanding of ALTA/NSPS standards, boundary law principles, easements, and real property legal descriptions.
  • Experience reviewing ALTA surveys, boundary and topographic surveys, and CAD/GIS deliverables.
  • Proficiency with CAD and/or GIS tools, such as AutoCAD, Civil 3D, ArcGIS, or similar mapping/survey platforms.
  • Ability to coordinate and manage external survey consultants, including reviewing scopes, schedules, and deliverables.
  • Working knowledge of title commitments, exceptions, easements, and curative processes.
  • Familiarity with land-use, property research, and utility/right‑of‑way considerations in the context of project development.
  • Self-motivated to work through complex problems and competing priorities, including a high level of detail and organization.
  • Effective verbal and written communication skills.
  • Travel: 10%

Responsibilities

  • Manage all land surveying activities in coordination with development, engineering, GIS, and land/title teams throughout the project lifecycle.
  • Review ALTA, boundary, topographic surveys, and legal descriptions to ensure alignment between engineering design, insured parcels, and project requirements.
  • Develop and refine preliminary and final legal descriptions for easements, acquisitions, leases, and crossing agreements.
  • Coordinate with external survey firms, including defining scopes of work, reviewing proposals, and overseeing deliverable quality and timelines.
  • Perform QA/QC checks on survey data, CAD files, maps, and design overlays to ensure accuracy and compliance with industry and company standards.
  • Integrate survey data with engineering and design workflows, resolving discrepancies related to boundaries, easements, encroachments, and title exceptions.
  • Collaborate with the GIS team to create maps, exhibits, and base layers that support internal project planning and organization.
  • Support title review and curative efforts by identifying survey-related issues, gaps, overlaps, or encroachments affecting land status.
  • Assist in reviewing and preparing utility, access, and private crossing agreements to confirm consistency with site boundaries and engineering needs.
  • Maintain organized survey documentation and provide required survey deliverables for permitting, financing, lender review, and as‑built records.
  • Collaborate with individual department, as well as cross-functionally with other departments within the organization.
  • Maintain organizational excellence in terms of project timelines and deliverables.
