About The Position

The Land Development Superintendent will serve as the primary point of contact and supervisor in the field for all land development and land management activities at the SoLe Mia project, including but not limited to earthwork, roadway construction, utility installation, and landscape/hardscape installation. Also works with the Property Management team to facilitate turnover of completed elements and management/security of undeveloped parcels of land.

Requirements

  • Bachelor’s degree or equivalent work experience
  • High school diploma or general education degree (GED). College or technical school a plus
  • Ten (10) years of Land Development Superintendent experience in commercial construction, earthwork, roadway construction, utility installation, and landscape/hardscape installation
  • Ground up project experience necessary
  • Must be able to communicate effectively, both orally and in writing
  • Strong organization and attention to detail skills and good problem-solving ability
  • Candidate must demonstrate effective communication skills, both verbal and written
  • Highly organized and project a professional demeanor

Responsibilities

  • Maintain the Project Schedule by directing the work of land development and maintenance contractors so as to achieve the prescribed logical sequence of Work, maintain the scheduled duration of the components of the Work, resolve conflicts as they may arise, and obtain responses from the Project Engineer to requests for information from the field
  • Direct logistics in the field to ensure timely and efficient access to the Work when required by different contractors
  • Ensure that each contractor has adequate manpower, supervision, materials, and proper equipment on the job when required. Work with the Project manager and Project Engineer to ensure compliance with contract terms and scope of work, and adherence to schedule
  • Overall responsibility for job site safety; ensure contractor compliance in the field
  • Prepare and maintain Superintendent’s Daily Reports, on milestones achieved, schedule adherence by contractor, daily activities by contractor by area of project, and daily force report by contactor
  • Carry out the Project manager’s directives relating to the requirements of the Project Schedule and the commitment of assets (labor, material, and equipment) required of any contractor. Advise Project Manager of developing situations, which may impact the Project Budget
  • Enforce the delivery of complete contractual scope of work from each contractor
  • Overall responsibility for quality control of each component (trade) of the project. Enforce quality product from each contractor, with the help of his Project manager
  • Supervise the daily work of Assistant Superintendents, responsible for their performance
  • Develop and maintain detailed knowledge of Contract Documents, including Scopes of Work, schedule commitments, submittals from contractors, and changes in the Work. Seek clarification of the documents if required to avoid subsequent delays in the work. Respond effectively to requests for information for Contractors with the help of the Project Engineer
  • Prepare agendas for weekly job meetings together with Project Manager’s input and lead these meetings. Work hand-in-hand with Project Manager on effectiveness of weekly contractor meetings
  • Ensure that all contractors are using the appropriate and current revision to the plans in the field
  • Ensure that all contractors are utilizing proper means and methods so as to facilitate coordination with other contractors, promote job site safety and efficiency and timeliness of work
  • Assist Project Manager qualifying bidders and reviewing Scope of Work
  • In general, satisfy all the Building Official requirements to allow construction to proceed in an orderly and timely fashion, including maintaining all job copies of all approved Permit Plans and Shop Drawings
  • Determine the Building Officials requirements for inspections, Special Inspector inspections and Threshold Inspection’s duties so as not to delay the progress of the work
  • Maintain accessible, up to date logs of inspections of the work and inspection certifications issued by Threshold, Special Inspectors, and Building Officials
  • Maintain logs and reports from all testing agencies as well as P.T. Cable stressing reports and pile as built surveys, together with Engineer’s approval thereof
  • Overall responsibility for horizontal and vertical control of the building from surveyor’s benchmarks and control points on the grade
  • Overall responsibility for proper layout of the work by trades
  • Responsible for layout men, carpenters, and laborers in the employ of the Owner and hiring of same
  • Responsible for complete staging of material delivery and storage areas, crane and hoisting operations, and accessibility to the building areas for men, materials, and equipment
  • Responsible for general site security and specific security of owned, leased, and rental equipment and facilities
  • Responsible for temporary power, water, sanitation, food vendor control, and waste disposal on site
  • Must be present on site, or a designee approved by the Project Manager, during all construction operations. No contractor shall be present on site for any reason without supervision by the Superintendent or his approved designee
  • Ensure OSHA compliance in all work by contractors, and by own workers. Maintain all OSHA required documents, accompany all OSHA inspections of the site and alert Project Manager of their presence or intended inspection
