About The Position

Sevan Multi-Site Solutions is seeking a Land Development Project Manager to support land development and site planning initiatives for a large national client across the Southern California market. This role manages multiple sites simultaneously and is responsible for entitlements, due diligence, zoning, and permitting activities from site selection through construction permit issuance. The Land Development Project Manager serves as an extension of the clients real estate, design, and construction teams, coordinating with consultants, agencies, contractors, and internal Sevan teams to advance projects through the planning and approval process. This role works closely with Sevans Civil Engineering, Zoning, and Permitting teams to ensure development requirements are clearly defined and projects progress efficiently through regulatory approvals.

Requirements

  • Bachelors Degree accredited planning, civil engineering and/or construction related program or equivalent
  • 6-8+ years related professional experience and/or training
  • Minimum 4+ years in a development management position in multi-site construction.
  • Knowledge and understanding of Entitlements and permitting processes.
  • Significant experience working with municipal planning, zoning and building officials, permit expediting, design professionals and utility agencies.
  • Competency in the areas of consensus-building and public speaking.
  • Experience in multitasking and managing multiple projects at one time (multi-site projects).
  • Ability to make persuasive presentations on complex topics and respond to questions from management, public groups, clients and/or customers.

  • Knowledge of Smartsheet is a plus.

Responsibilities

  • Undertakes Ordinance reviews involving research and analysis and communication of the findings.
  • Completes Site Investigation Reports (SIR) to communicate potential roadblocks and establish design criterion
  • Sources contractors, subcontractors, and 3rd party providers as needed to ensure project success.
  • Manages, tracks and drives entitlement and permit schedules.
  • Expedites all agency reviews and track hearing dates to ensure submissions are received within the nearest available timelines.
  • Attends Public hearings and municipal meetings when needed.
  • Acts as owners representative in response to requests for information from Municipalities.
  • At the earliest stage, works with Municipalities to identify and report proposed Impact Fees.
  • Initiates discussions with Utility Companies to ensure utilities are available and to set up future site services.
  • Manages the sign approval process with the designated Architect and signage Vendor.
  • Makes applications and obtains all entitlements/approvals/permits/licenses necessary for the project.
  • Other duties as assigned.
