About The Position

The Land Development Manager must believe in, practice and initiate all Green Brick Partners values set forth in an acronym we call HOME. They must be Honest, Objective, Mature and Efficient in how he or she approaches their role at Green Brick Partners. This position provides administrative support to the Vice President of Land Development - ATX and Vice President of Land Acquisition - ATX by coordinating reimbursement districts, contract administration, vendor coordination, and development budgets to meet division goals. The role also involves assisting in the development and delivery of finished residential lots to our Team Builders and third-party builders.

Requirements

  • Bachelor's degree
  • 3 years of experience in land development
  • Proficient at Word, Excel, and various other computer programs
  • Ability to solve problems in a professional manner
  • Attention to detail, accuracy and resolve to get the tasks done right the first time
  • Excellent work ethic

Responsibilities

  • Assist with land acquisition due diligence process and update/maintain ATX land acquisition pursuit schedule and checklists
  • Assist in the review of title
  • Assist in soliciting proposals for environmental studies, boundary surveys, or other applicable due diligence information needed for land acquisitions
  • Assist in preparation of company approval packages for land acquisitions
  • Maintain subcontractor vendor list for land development projects
  • Facilitate Homeowner Association (HOA) setups with 3rd party legal & management partners
  • Coordination with the engineer on plan drafting and obtaining municipal and building partner approvals
  • Evaluation of cost estimates and working with the engineer towards best value designs
  • Construction contract drafting and bid coordination
  • Coordination of franchise utilities service, contracts, construction and pursue any rebate programs for reduction in facility costs
  • Assist in the management of field work during the development process, which includes lot development as well as landscape, hardscape and amenities construction
  • Assist in the substantial completion and final acceptance process with municipalities, internal Team Builders & 3rd party builders (i.e. Checklist of items for lot transfers/purchase)
  • Administration of construction contracts, including invoice review and approvals, budget reporting and assistance with draws
  • Compile costs and prepare submittal documents for reimbursements associated with Municipal Utility Districts (MUDs) and Public Improvement Districts (PIDs)
