About The Position

The Land Acquisition Manager at M/I Homes is responsible for coordinating and assisting with the analysis and acquisition of real estate, including both vacant land and developed lots, to ensure a sufficient land supply for homebuilding operations in the Greater Houston area. This role involves conducting market analysis, preparing financial reports, and maintaining relationships with various stakeholders in the real estate market.

Requirements

  • Bachelor's degree in business, real estate, finance, or related discipline preferred.
  • 2-4 years of experience in real estate acquisitions or a related field.
  • Proficiency in Microsoft Excel, Word, and PowerPoint.
  • Valid driver's license and ability to drive to attend offsite meetings and visit land sites.

Responsibilities

  • Identify vacant land and developed lot opportunities in the Greater Houston Area.
  • Conduct analysis for prospective land deals, including researching pricing and sales activity and preparing initial financials to determine viability.
  • Prepare letters of intent (LOIs) to establish deal terms as necessary.
  • Coordinate preparation and tracking of contracts, deposit requests, and closings.
  • Assist in the title review and land entitlement process during feasibility prior to closing.
  • Manage the preparation of Competitive Market Analysis reports (CMAs) and Land Acquisition Financial reports (LAFs) as part of the prospective land deal evaluation and corporate approval process.
  • Maintain and develop relationships with landowners, brokers, and developers.
  • Monitor land and lots for sale by other builders and developers.
  • Target future acquisitions by analyzing market and housing trends, GIS maps, and leads provided.
  • Meet with sellers, brokers, engineers, planners, municipalities, and other agencies as required for each property under consideration.
  • Assist with special projects as requested and perform additional duties as required.
