About the position

The Land Acquisition Manager at Smith Douglas Homes will play a crucial role in the newly established Central Georgia Division, focusing on identifying, evaluating, and securing land deals to maintain the company's land pipeline. This position requires a deal-oriented individual with a strong understanding of the local land market, capable of negotiating land deals and conducting financial analyses to finalize purchase agreements.

Responsibilities

• Search for lot and land purchase opportunities using various methods.
• Maintain lot market information including zoning, price, terms, and competition.
• Establish strong relationships with sellers, developers, land owners, brokers, builders, and banks.
• Network to represent the division in the market and stay informed of opportunities.
• Assist division staff in building strong relationship strategies with external sellers.
• Prepare Letters of Intent (LOIs), negotiations, proforma financial analysis, and purchase agreements.
• Manage land packages for acquisition opportunities, including data gathering and analysis.
• Prepare and deliver land packages to the Land Committee and participate in committee reviews.
• Achieve established land acquisition goals to support business plan and targeted growth.

Requirements

• Bachelor's degree in Real Estate, Civil Engineering, Finance, Business Management or related field preferred.
• Minimum 3 years of land acquisition experience, preferably in the residential construction industry.
• Working knowledge of residential construction or similar industry.
• Experience with metro study and other market analysis software.
• Proficiency with Microsoft Office Suite, Google Earth, and GIS mapping applications.
• Strong written and verbal communication skills.
