About The Position
At Thomas James Homes, we are dedicated to building the coolest homes in the coolest neighborhoods, and we are looking for a Land Acquisition Analyst to join our team. This role is pivotal in providing analytics and market intelligence to identify opportunities, competitive data, and customer trends that will help us make informed decisions about land acquisitions. The Land Acquisition Analyst will work closely with the feasibility team to ensure that we are targeting the best potential buys in high-demand communities across Arizona and beyond. In this position, you will develop local market intelligence, focusing on key markets, pricing trends, and competition. You will collaborate with the Operations team to create proformas and acquisition packages that will be presented to our senior executive approval team. Your analytical skills will be essential in assessing deals within our division's buy box to determine their feasibility. You will provide in-depth analysis on real estate transactions using market data and comparable pricing, ensuring that we have a comprehensive understanding of the market landscape. Additionally, you will support the deal-making process by providing critical information, pulling market data, and responding to the analytical needs of the team. This includes reviewing all selling platforms to identify opportunities and sharing insights with the asset team. You will also be responsible for pulling MLS data to support pricing strategies and keeping the budget updated to track deals and prospective deals in real-time. Your role will involve sharing competitive market data with the selling team and tracking the status of all deals from prospect to disposition. As a Land Acquisition Analyst, you will spend time in the market visiting asset opportunities and participating in local activities to build your network. You will conduct the underwriting process to ensure that all requirements are met, contributing to the overall success of our land acquisition efforts.
