About The Position

Our Client, Archie Winthol Management, Inc. is expanding fast and looking for a Junior Operator to take their team to the next level. Archie Winthol Management, Inc is a multi-family investment and property management company that prides itself on maintaining operational excellence and strong tenant and vendor relationships. THIS ROLE INCLUDES: Property Coordination & Maintenance Respond to tenant maintenance requests and schedule timely service and repairs Maintain and update maintenance logs and report weekly on property conditions Conduct regular property inspections to ensure safety, cleanliness, and upkeep Coordinate and oversee recurring vendor services (cleaning, gardening, elevator, fire safety, etc.) Build and sustain strong relationships with service providers and contractors Identify and resolve property issues proactively before they escalate Tenant Relations & Leasing Management Act as liaison between tenants, onsite managers, and ownership Communicate updates, notices, and property information via email, phone, and in-person postings Handle tenant issues promptly and professionally, fostering a respectful community environment Support rent collection and assist with missed payments or late notices Coordinate move-ins and move-outs, including unit inspections and turnover readiness Prepare and assist in reviewing lease documentation and renewals Collaborate with leasing teams to ensure timely occupancy and rent-ready units Construction & Project Support Support the Operations Manager on property upgrades and development projects Work with city offices to facilitate permits, inspections, and approvals Track project timelines and communicate updates to leadership and vendors Assist with contractor coordination and ensure work is completed to company standards Compliance & Reporting Stay current on state and local housing regulations, safety standards, and lease laws Ensure compliance with property documentation, inspections, and safety procedures Maintain accurate digital and physical records for leases, maintenance, and vendor agreements

Requirements

  • 1–3 years of experience in property management, operations, or maintenance coordination preferred
  • Excellent communication and interpersonal skills; able to work with tenants, vendors, and executives
  • Highly organized, dependable, and able to manage multiple priorities
  • Comfortable commuting daily and occasionally responding to after-hours property needs
  • Tech-savvy; able to learn and use CRMs, spreadsheets, and project management tools
