About The Position

As our Estimator specializing in Job Order Contracting (JOC), you will play a pivotal role in driving the success of our commercial special projects from concept through proposal. In this role, you will manage the full estimating cycle for JOC task orders, including reviewing site conditions, interpreting scope requests, developing detailed line‑item estimates, and preparing accurate price proposals using unit‑price books and coefficient strategies. You’ll lead scope validation efforts, coordinate subcontractor outreach, perform quantity takeoffs, and generate cost breakdowns aligned with client expectations and contract requirements. Successful team members in this role demonstrate strong analytical skills, a deep understanding of commercial construction means and methods, familiarity with subcontractor trades, and comfort navigating a high‑volume, quick‑turn workflow.

Requirements

  • Experience in commercial construction estimating within Job Order Contracting (JOC) or similar fast‑turn project environments.
  • Proficiency with digital takeoff and estimating software, including familiarity with unit‑price and line‑item estimating workflows.
  • Strong working knowledge of RSMeans or other industry‑standard unit‑price databases.
  • Established relationships with subcontractors and suppliers, with the ability to quickly source and evaluate trade pricing.

  • Prior field experience—such as superintendent or project management roles—is a plus and supports strong scope validation and constructability judgment.

Responsibilities

  • Review scope requests, site conditions, and supporting documents to define clear task‑order requirements.
  • Conduct site visits to verify quantities, identify constraints, and ensure alignment with JOC and UPB standards.
  • Develop accurate line‑item estimates using JOC unit‑price books, coefficients, and task‑order formats.
  • Perform efficient quantity takeoffs and maintain organized backup documentation for all pricing.
  • Solicit and evaluate subcontractor and vendor pricing for non‑UPB or specialty scopes.
  • Maintain a current, organized subcontractor database to support fast‑turn estimating needs and consistent pricing.
  • Prepare complete, compliant task‑order proposals—including pricing, clarifications, and supporting documents.
  • Conduct post‑proposal analyses to refine accuracy and strengthen competitiveness.
  • Work closely with clients, facility managers, and internal teams to confirm scope, clarify assumptions, and review proposals.
  • Support smooth project handoffs by clearly communicating estimate details and requirements.
