Hours: 8:00 am to 5:00 pm, Monday through Friday. As an employee of Barker Management Incorporated (“Company”), the authorized property management agent for various developments, the Janitor is responsible for all phases of site operations for his or her assigned development. Although the Janitor reports directly to his or her assigned Field Supervisor and takes specific directions from his or her Field Manager, the Janitor must remain attentive and responsive to all reasonable requests made by the asset manager/owner/investor for the development. The Janitor is employed to ensure… The stable operation of the development. The timely and accurate completion of all assigned duties. A well-maintained appearance for the development. The safety and security of the development and the residents at all times. The identification and reporting of all problems or potential problems involving the development or its residents to his or her supervisor in a timely manner. Open communication between each and every individual involved in the operational aspects of the development. A courteous and professional demeanor at all times, especially when interacting with the residents, asset management, vendors, and community members. Compliance by the residents with the terms and conditions of the Residential Lease and the Resident Rules and Guidelines in a firm, consistent, professional, and non-discriminatory manner. Attentiveness to the concerns, complaints, and/or suggestions of the residents and responsiveness those concerns, complaints, and/or suggestions in a prompt, fair, competent, and professional manner; and Compliance with the rules, regulations, policies, and procedures established for the development. The Janitor is required to perform his or her assigned duties for the development during a forty (40) hour workweek. The hours and days are as follows: Monday through Friday from 8am to 5pm with a one (1) hour lunch

Requirements

Responsibilities

  • Use common sense and good judgment in conjunction with job expertise to perform the duties and responsibilities assigned.
  • Read, understand, and comply with any and all Company policies and procedures pertaining to the duties and responsibilities assigned.
  • Perform each and every assigned duty in a professional, courteous, competent, accurate, complete, and timely manner.
  • Read, write, speak, and understand English.
  • Report absences and tardiness to the Regional Manager and the Company’s Human Resources Department one (1) hour before the start of the shift.
  • Perform other duties as may be reasonably assigned by the Field Supervisor.
  • Prepare and submit information and data as required by the Field Supervisor.
  • Inform the Regional Manager of any anticipated or actual changes in the occupancy of the development and respond to the occupancy change as directed by the Regional Manager.
  • Attend meetings required by the Regional Manager and/or asset manager.
  • Ensure the development is available and ready for inspection at all times.
  • Be proactive in keeping the development safe and secure from unsafe conditions.
  • Submit any and all Purchase Orders to the Company’s Central Office within twenty-four (24) hours of execution.
  • Responsible for cleaning the Rental Office, Case Coordinator’s offices, the Computer Room, and the Multi-purpose Room on a daily basis. This includes, but is not limited to trash removal, washing windows, cleaning and waxing desktops, cleaning floors, vacuuming, mopping, and waxing, sweeping, and dusting.
  • Inspect the interior common areas of development at least twice daily and ensure the interior common areas are free of trash and unsafe conditions. Floors are swept and mopped daily, and trash chutes are disinfected at least 3 times a week. Keep the areas free of clutter such as boxes, paper, etc. Trash bins are emptied daily.
  • Responsible in seeing that the laundry room is cleaned on a daily basis. This includes, but is not limited to trash removal, washing the machines, sweeping the floors, washing the windows, emptying lint traps, cleaning floors, doors, walls, and emptying ash trays.
  • Responsible to vacuum the hallways daily, dust furniture, clean ash trays, empty trash, shampoo carpet every two months, (more if necessary) and clean stairwells.
  • Responsible for cleaning all toilet receptacles daily.
  • Garage areas are to be cleaned at least once a week. This includes, but is not limited to trash removal, cleaning floors, refilling supplies when needed, washing windows/mirrors, cleaning and polishing all fixtures weekly and spot cleaning walls and petitions.
  • The general upkeep of the walls is the responsibility of the janitor. This is to include washing off handprints, graffiti, etc., daily.
  • It is the janitor's responsibility to wash the common area windows.
  • Responsible for cleaning all vacancies for re-rental. This includes, but is not limited to the cleaning of windows, refrigerators, stove/oven, shampooing carpet, floors, and bathrooms.
  • Other duties as assigned. These duties will vary depending on the development and the staff to include maintenance.
