About The Position

Ludwig and Company is a highly respected Property management firm doing business throughout Illinois, Indiana, Iowa, Minnesota, Wisconsin, Ohio and Pennsylvania. Our firm’s portfolio includes 70+ multi-family communities representing approximately 7,000+ units. Ludwig and Company is seeking a janitor/groundskeeper at our 151 unit apartment community located in South Bend, IN. This is an excellent opportunity to join a well-established local company. Under the direction of the maintenance supervisor, the janitor is responsible for general cleaning and minor maintenance duties in maintaining multifamily housing complex, adjacent walks and grounds, and equipment in clean, orderly, and functional condition. Provides assistance to residents, visitors, and other employees as necessary.

Requirements

High school Diploma or GED equivalent required.
No experience required
Ability to lift & carry objects weighing from 25 to 50 pounds.
Must be able to work in poor weather conditions.
Excellent customer service and effective interpersonal, verbal and written communication skills.
Valid Driver License.

Responsibilities

Receives oral or written orders from maintenance supervisor.
Performs work according to standard procedure and by buildings operational schedule.
Cleans rooms, hallways, restrooms, locker rooms, offices, stairways, and windows.
Uses general cleaning equipment to maintain cleanliness.
Makes minor carpentry, electrical, mechanical, and plumbing repairs.
Prepares community rooms for use by tenants, staff, and organizations.
Clears snow from entrances & walkways.
Picks up and delivers supplies & materials to units.
Follows all applicable safety rules & procedures.
Reports work accomplished orally or on written work order to supervisor.
Ability to shovel snow and do light weeding.
